Recruits and screens tenants for apartments, collects rents and security deposits, responds to requests or complaints from tenants, supervises maintenance and repairs; oversees payment of bills, insurance, taxes and recordkeeping. Manages property and services on behalf of a community association, for properties such as condominiums or cooperatives. Collects fees or dues, responds to requests or complaints, supervises maintenance, oversees work done by contractors, and provides accounting of income and expenses. May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

We are seeking a full-time Leasing Specialist for our conventional apartment properties in Salem, Virginia (Salem Wood, The Crest, and The View at 777). Required Education and Experience High School Diploma or equivalentPrevious sales or marketing experience Preferred Education and Experience Bachelors DegreeTwo years experience in marketing or property management. Tasks and Activities of the Leasing SpecialistCompletes lease form or agreement and collects rental deposit.

Responsible for ensuring the model apartments and target apartments are ready for show; responsible for maintaining work areas and office in clean and orderly manner; need to have an awareness of the curb appeal of the property.

Thorough knowledge of lease terms, specifications, and all community policiesKnowledgeable of required telephone and sales techniques.

Knowledgeable of current market conditions.

Fully informed of current rental rates, sizes, locations and all amenities of property.

Maintain contact with all apartment locator services and local businesses to provide informational material. Update periodically.

Responsible for shopping competitive properties.

Develop full knowledge of application information required, screening processes, and policies regarding rentals.

Responsible to conduct out-reach marketing at least once a week.

Develop and maintain an on-going resident retention program under direction of Property Manager.

Responsible to play an active role in the renewal process.

Responsible for proper maintenance of all residential and property files.

Efficient and timely processing of all required administrative forms, reports, and related information.

Responsible for reporting unusual or extraordinary circumstances regarding the property or residents.

Courteous, efficient handling of resident requests and complaints.

Responsible for maintaining a professional appearance and attitude at all times. Responsible for seeing educational opportunities and self-improvement for personal growth and development.

Responsible for assisting the Property Manager in the collection of delinquent rents. Plans monthly resident events with assistance of Marketing Manager.

Position Type and Expected Hours of WorkThis is a full-time position; typical work hours and days are Monday-Friday, 8:30am to 5:30pm, with occasional Saturdays.
