This is not your typical property management role. You'll oversee a growing portfolio of self-storage facilities, Airbnb properties, and short-term rentals, playing a key role in both the day-to-day experience and the long-term success of the business. You'll be the person who makes sure properties are operating at their best, customers and guests receive exceptional service, vendors and maintenance stay on track, reservations run smoothly, and opportunities for growth don't get missed. Position is based out of the beautiful new Asher office and showroom in Chippewa Falls (Lake Hallie), WI. What You'll Do Own the Property Experience Manage the daily operations of a growing portfolio of self-storage, Airbnb, and short-term rental properties. Conduct regular property audits to ensure facilities are safe, clean, attractive, and operating to company standards. Coordinate maintenance, repairs, preventative maintenance, housekeeping, and vendor services. Help onboard new properties and support underwriting and operational setup as the portfolio grows. Create Exceptional Customer & Guest Experiences Build strong relationships with customers, tenants, guests, vendors, and contractors. Manage customer and guest questions, concerns, complaints, and service issues with professionalism and urgency. Guide customers through rentals, reservations, agreements, access, and other property-related needs. Look for ways to make every interaction and stay better. Drive Occupancy & Revenue Follow up on leads and reservations and help convert opportunities into rentals and bookings. Monitor occupancy and revenue trends and identify opportunities for growth. Assist with pricing strategies and revenue optimization across storage and short-term rental properties. Manage delinquent tenant processes and implement strategies to reduce delinquency and improve retention. Research and implement operational, sales, and marketing improvements that support business growth. Own the Short-Term Rental Experience Manage reservations, booking calendars, guest communications, and check-in/check-out coordination across Airbnb and other platforms. Coordinate housekeeping schedules to ensure properties are cleaned, inspected, stocked, and guest-ready between reservations. Maintain property supplies, furnishings, and guest amenities. Coordinate routine and emergency maintenance to keep properties safe, functional, and welcoming. Work closely with contractors and service providers to ensure work is completed efficiently, on time, and according to expectations. Be the CRM Expert Ensure customer, tenant, guest, lead, reservation, and property information is accurate, complete, and current. Identify opportunities to improve processes, reporting, data quality, and system functionality. Help drive the company's continued transition toward efficient, technology-driven, paperless operations. What We're Looking For We're looking for someone who is organized, resourceful, tech-savvy, and genuinely enjoys helping people. You're likely a great fit if you: Have at least 2 years of experience in property management, self-storage, short-term rentals, Airbnb operations, or a related field. Have at least 2 years of experience using CRM software. Love technology and are comfortable becoming the person others turn to when they need help with a system. Can manage multiple properties, projects, vendors, customers, and priorities without losing sight of the details. Are a strong communicator who can handle difficult conversations and solve problems professionally. Are comfortable working independently and making decisions. Can build relationships and get things done, even when you don't directly supervise the people you're working with. Are comfortable working in a fast-paced, technology-driven environment where priorities can change. Have a valid driver's license and an acceptable driving record. What Success Looks Like In this role, success means properties are operating smoothly, customers and guests feel taken care of, vendors are held accountable, information is accurate, and the business continues to grow. Compensation $60,000-$80,000 annually, depending on experience.
