Job Description

Overview Join our dynamic team as an Occupancy Specialist and play a vital role in managing housing program occupancy, ensuring compliance with federal, state, and local regulations. You will be the key point of contact for prospective and current residents, guiding them through the application process, lease negotiations, and ongoing occupancy management. Your energetic approach will help foster positive relationships, resolve issues efficiently, and promote fair housing practices. This paid position offers an exciting opportunity to make a meaningful impact in affordable housing initiatives while developing your expertise in property management and social services. Responsibilities Manage the entire occupancy process, including application intake, eligibility verification, and lease signing for residents under programs such as LIHTC (Low-Income Housing Tax Credit) and HUD. Conduct thorough negotiations with prospective tenants to ensure lease terms meet program requirements and resident needs. Maintain accurate records using property management software like Yardi or OneSite, tracking occupancy status, rent payments, and compliance documentation. Ensure adherence to Fair Housing regulations and Landlord-Tenant laws by providing transparent information and equitable treatment to all applicants. Assist residents experiencing crises by applying crisis intervention techniques and connecting them with appropriate social work or addiction counseling resources. Stay informed about updates in Section 8 policies, LIHTC regulations, and other relevant housing laws to maintain compliance. Collaborate with property management teams to optimize occupancy rates while ensuring tenant satisfaction and regulatory adherence. Requirements Prior experience or knowledge of LIHTC programs, Tax Credit and HUD or property management is required. Strong negotiation skills to facilitate lease agreements that benefit both residents and property owners. Ability to handle crisis situations effectively through crisis intervention strategies and crisis management skills. Knowledge of Landlord-Tenant law, Fair Housing regulations to ensure legal compliance. Experience working in social work or addiction counseling is a plus for supporting residents facing personal challenges. Proficiency with property management software such as Yardi or OneSite for tracking occupancy data.
