Job Description

PERMIT EXPEDITER
We are seeking a dedicated CAD Drafter + Permit Expediter to join our team, specializing in drafting CAD/BIM drawings and obtaining building permits for residential outdoor projects
  • including fences, decks, screen rooms, and patios
  • across various counties & towns in Maryland.
In this role, you will serve as the key liaison between our company, clients, and local permitting authorities (such as county building departments, zoning offices, and municipal offices). Your primary focus is to ensure all necessary drawings are created and permits are secured efficiently, accurately, and on schedule to keep construction projects moving forward without delays.
KEY RESPONSIBILITIES
  • Interpret local building permit codes, contract drawings, and language to create floor plan & elevation drawings via CAD or BIM software.
  • Research and interpret local zoning laws, building codes, setback requirements, and permit application processes specific to each county and town in Maryland.
  • Review project plans, site surveys, and client-provided documentation to confirm compliance with regulations before submission.
  • Prepare, compile, and submit complete permit applications, including all required forms, drawings, fees, and supporting materials.
  • Track application status through every stage of review, proactively following up with officials via phone, email, or in-person visits as needed.
  • Identify potential issues (such as zoning conflicts, missing details, or code violations) early and resolve them preemptively to avoid rejections or delays.
  • Communicate clearly and professionally with clients, project managers, contractors, and permitting officials to provide updates, clarify requirements, and address any questions.
  • Maintain detailed records of all submissions, approvals, timelines, and correspondence for each project.
  • Occasionally travel to local government offices, client sites, or project locations throughout Maryland to facilitate submissions, pick up approvals, or resolve issues in person.
IDEAL CANDIDATE QUALIFICATIONS AND TRAITS
  • Background in a drafting (architectural/engineering)
  • Highly organized with exceptional attention to detail and accuracy in handling paperwork and documentation.
  • Strong problem-solving skills
  • quick to detect potential issues and implement effective solutions proactively.
  • Self-motivated and able to work independently with minimal supervision while managing multiple projects simultaneous.
  • Reliable, punctual, and dependable
  • someone the team can count on to meet deadlines consistently.
  • Comfortable driving and commuting throughout Maryland (valid driver's license and reliable vehicle required).
  • Excellent communication skills
  • friendly, professional, and effective in building positive relationships with clients, team members, and government officials.
  • Prior experience with permitting processes, construction administration, or knowledge of Maryland building/zoning regulations is a plus, but we will train the right candidate.
