ICON Communities is looking for an experienced Maintenance Operations Coordinator to help lead the day-to-day maintenance operations across our residential communities. This position coordinates maintenance technicians, painters, vendors, work orders, unit turns, preventive maintenance, purchasing, and inventory while ensuring our homes remain safe, functional, well-maintained, and ready for occupancy. The ideal candidate is an organized, hands-on problem solver who can prioritize effectively, communicate professionally, and hold themselves and the maintenance team accountable for quality and timely completion.
Responsibilities:
Coordinate daily assignments and priorities for maintenance technicians and painters. Review, prioritize, assign, and monitor work orders through completion. Communicate with residents, technicians, property managers, and vendors regarding maintenance needs and scheduling. Coordinate unit turns, make-ready work, inspections, repairs, cleaning, and final quality checks. Schedule and oversee vendors and subcontractors and ensure completed work meets ICON standards. Coordinate preventive maintenance and routine property inspections. Order parts, materials, tools, and equipment while maintaining organized inventory. Monitor open work orders, turn progress, staffing capacity, vendor performance, and recurring maintenance issues. Maintain accurate documentation, photos, labor, materials, and completion notes in AppFolio. Support after-hours maintenance and emergency escalation as needed. We are looking for someone who is : 2+ years of residential or multifamily maintenance experience. Experience coordinating technicians, vendors, unit turns, or maintenance operations. Strong knowledge of general building maintenance, including plumbing, electrical, HVAC, carpentry, appliances, and troubleshooting. Strong organizational, communication, and problem-solving skills. Ability to prioritize competing needs and make sound decisions independently. Comfortable using technology, smartphones/tablets, and property management software; AppFolio experience is a plus. Valid driver's license and acceptable driving record. Ability to perform site inspections and regularly lift up to 50 lbs.

$32.00 - $42.00 per hour
