About the role Fargo has a housing gap most property managers ignore: travel nurses at Sanford and Essentia, contract engineers, relocating families, and traveling professionals who need a furnished place for 30 to 90 days — not a year, not a weekend. Guardian Property Management specializes in exactly that gap. We manage furnished mid-term rentals, short-term vacation properties, and long-term residential homes across the Fargo-Moorhead area. We're a small team, which means this role carries real ownership from day one. You'll be the person who turns an inquiry into a signed lease, then makes sure the property is ready when the tenant walks in the door. There is a lot of room to grow and add more responsibility. What you'll do Leasing (about 60% of your week): Respond to inbound inquiries from Furnished Finder, Airbnb, VRBO, and direct channels — usually within minutes, not hours Qualify prospective tenants on assignment dates, budget, pets, parking, and occupancy Run video walkthroughs and virtual tours; most mid-term tenants book sight-unseen from out of state Prepare and send leases, collect deposits, and coordinate move-in logistics Run background and income screening on long-term applicants Chase renewals, extensions, and re-leasing before a unit goes vacant Operations (about 40%): Coordinate turnovers: cleaners, linens, restocking, maintenance, and inspections between tenants Monitor guest and tenant messages in Hospitable and respond promptly Keep listings accurate — photos, descriptions, availability calendars, pricing Schedule maintenance requests and follow them through to resolution Help document how we do things, so the next person doesn't have to guess A realistic day You start by clearing the overnight inquiry queue — three travel nurses looking for March 15 start dates. You send two video tours and a lease. A cleaner texts that a unit has a broken blind, so you get a vendor scheduled for tomorrow. You update pricing on two listings, follow up on a lease sent yesterday, and confirm the linen order for Friday's three turnovers. Some days are quiet. Some days are three move-ins at once. If you need an identical routine every day, this isn't the right fit. What we're looking for Fast, clear, professional written communication. This is the single most important skill in this job. 1+ years in leasing, property management, hospitality, front desk, customer service, or inside sales Comfortable with a phone and laptop as your primary tools, and quick to pick up new software Organized enough to track 20 open items without dropping one Sound judgment when something goes sideways and nobody's available to ask Valid driver's license and reliable transportation for property visits around Fargo-Moorhead Available for occasional evening or weekend responsiveness during move-ins Helpful, but not required Experience with DoorLoop, Hospitable, Airbnb, VRBO, or Furnished Finder Background in short-term rentals, corporate housing, hotels, or healthcare staffing Familiarity with fair housing rules and North Dakota landlord-tenant basics Any experience writing down a process so someone else could follow it Compensation $36,000 base salary Performance bonuses: For every lease you sign, paid monthly, uncapped. Company phone provided Paid mileage for property visits Direct access to ownership and a real say in how this company operates as it grows The base is the floor, not the number.
