Job Responsibilities:

Responsible for sourcing warehouse resources based on business needs, including warehouse location research, market analysis, and evaluation of potential warehouse sites. Manage the full warehouse leasing process, including lease agreement negotiation, contract execution, renewal, maintenance, and daily communication with landlords. Maintain warehouse information in the leasing management system and regularly track and update insurance documents, permits, certifications, and other related files to ensure accuracy and compliance. Communicate with landlords and relevant vendors, maintain warehouse rental quotations, participate in lease negotiations, and assist with contract review, uploading, and filing. Collaborate with Finance and business teams to support rental cost calculation, invoice verification, payment reconciliation, and settlement processes. Continuously optimize warehouse leasing costs and participate in warehouse resource management and related improvement projects. Complete other tasks assigned by the department manager.

Qualifications:

Bachelor's degree or above preferred; candidates with experience in warehouse leasing, real estate leasing, logistics operations, or related fields are highly preferred. Candidates with experience in warehouse site selection, warehouse sourcing, industrial/commercial real estate leasing, or lease negotiation are preferred. Strong negotiation skills, cost-control awareness, and data analysis capabilities with the ability to independently manage leasing-related tasks. Excellent communication and coordination skills, with the ability to collaborate effectively across departments and maintain strong relationships with landlords, vendors, and internal teams. Proficient in Microsoft Office applications, especially Excel and PowerPoint, with strong data organization, analysis, and reporting skills. Bilingual proficiency in Chinese and English, with the ability to communicate effectively in both verbal and written formats.

Preferred Qualifications:

Experience in U.S. warehouse leasing, logistics real estate, third-party logistics (3PL), or warehouse operations. Familiarity with local warehouse markets and established connections with warehouse, industrial property, or commercial real estate resources. Previous experience handling warehouse lease negotiations, contract management, or vendor relationship management
