Job Description

Cost Manager•
Life Science & Commercial ConstructionLocation:
Foster City, CASalary:
$160K•180K (salary depends on experience)We're seeking an experienced Cost Manager to oversee all financial aspects of capital construction projects across life science and commercial sectors•from initial estimates through final closeout.

ResponsibilitiesDevelop cost estimates and manage budgets for complex life science facilities such as labs, cGMP manufacturing, and cleanrooms, as well as commercial construction projects.

Provide continuous cost modeling through design phases; support Value Engineering and competitive bid analysis on technically demanding builds.

Monitor real-time project costs and cashflows; validate contractor pay applications and manage the change order process.

Produce Monthly Cost Reports and executive-level financial summaries; track budget variances and contingency drawdowns.

Execute final reconciliations, archive benchmarking data, and maintain a clean audit trail.
Key Deliverables:
Approved cost and TVD baselines, cashflow projections, change order logs, contingency trackers, monthly variance reports, and final reconciliation summaries.

Qualifications5+ years in Cost Management or Project Controls with direct experience in life science and/or commercial construction.

Familiarity with the unique cost drivers of regulated environments including cleanrooms, MEP-intensive builds, validation requirements, and phased occupancy.

Advanced Excel required; SAP and E-Builder Unity Construct experience strongly preferred.

Strong grasp of construction accounting, cashflow modeling, and contingency management.

Bachelor's in Construction Management, Finance, Engineering, or related field; AACE or RICS accreditation a plus.
