POSITION SUMMARY

The Building Engineer serves as the senior technical expert within University Liggett School's Facilities and Maintenance team. This position is responsible for the reliable, safe, and efficient operation of the School's major building systems, including HVAC, electrical, plumbing, building automation, and related infrastructure. The Building Engineer performs advanced troubleshooting and repairs, leads preventive maintenance efforts, provides technical guidance to other maintenance team members, and coordinates with outside contractors when specialized expertise is required. The position is expected to exercise sound independent judgment in diagnosing building-system issues, determining appropriate solutions, and identifying opportunities to improve the reliability and efficiency of the School's facilities. The Building Engineer supports the mission and vision of University Liggett School through positive and professional interactions with students, faculty, staff, families, colleagues, and outside partners. JOB DUTIES/RESPONSIBILITIES

Building Systems & Technical Operations Serve as the Facilities Department's primary technical resource for HVAC, electrical, plumbing, building automation, and other major building systems. Diagnose and perform advanced troubleshooting and repairs, determining when work can be completed internally and when specialized contractors or vendors are required. Operate, monitor, troubleshoot, and optimize the School's building automation and control systems. Monitor the condition and performance of major building equipment and identify emerging maintenance needs before they result in equipment failure or operational disruption. Review available plans, specifications, equipment documentation, and technical information necessary to maintain and troubleshoot School facilities. Exercise appropriate technical independence in determining work methods, repair approaches, and recommended solutions. Preventive Maintenance & Asset Management Develop, maintain, and oversee preventive maintenance schedules for major building systems and equipment. Provide technical guidance to the Lead Maintenance Technician, Maintenance Technician, Maintenance Worker, and other team members regarding preventive maintenance requirements, procedures, and timelines. Maintain accurate records of HVAC and other major building-system maintenance, inspections, repairs, and equipment history. Utilize the School's work-order and scheduling systems to document work, manage assigned tasks, and communicate anticipated delays or operational concerns. Identify recurring equipment issues and recommend repair, replacement, or capital solutions when appropriate. Contractors, Projects & Facility Improvements Coordinate with contractors and vendors for specialized repairs, inspections, maintenance, and technical services. Assist in defining scopes of work and evaluating proposed technical solutions for facility repairs and improvements. Monitor contractor work as appropriate to ensure work is completed safely, effectively, and consistent with the School's expectations. Recommend facility improvements that enhance reliability, safety, energy efficiency, and long-term operating performance. Provide technical input into maintenance budgets, equipment replacement decisions, capital projects, renovations, and long-term facility planning. Safety & Compliance Support compliance with applicable building codes, fire and life-safety requirements, environmental standards, and workplace safety practices. Maintain appropriate documentation related to required inspections, maintenance, and compliance activities. Identify unsafe conditions or building-system concerns and promptly communicate and address issues within the scope of the position. Promote safe work practices among employees, contractors, and vendors performing facility-related work on campus. Team & Campus Support Work collaboratively with Facilities and Maintenance colleagues to support efficient daily operations and the long-term stewardship of the School's campus. Communicate professionally and effectively with faculty, staff, students, contractors, and other members of the School community. Assist the maintenance team with campus needs and urgent facility issues when necessary. Respond appropriately to changing priorities, emergencies, and unexpected building-system issues. Perform other duties reasonably related to the position as assigned.

QUALIFICATIONS

Required High school diploma or equivalent. Minimum of seven years of progressively responsible experience in facility maintenance, building engineering, HVAC, electrical, plumbing, or a related field. Strong working knowledge of commercial building systems, including HVAC, electrical, plumbing, and mechanical equipment. Demonstrated ability to diagnose complex building-system problems and determine appropriate repair strategies. Experience developing or executing preventive maintenance programs. Ability to read and interpret equipment documentation, technical manuals, blueprints, schematics, and related facility information. Strong problem-solving, organizational, and project coordination skills. Ability to work independently while collaborating effectively as part of a facilities team. Basic proficiency with computers, email, electronic work-order systems, and building-management technology. Ability to communicate clearly regarding technical issues, work status, priorities, and anticipated delays. Preferred Technical degree, apprenticeship, trade certification, or professional credential in HVAC, electrical, plumbing, building operations, or a related discipline. Experience operating and troubleshooting building automation systems (BAS). Experience in an educational, institutional, commercial, or similarly complex campus environment. Experience coordinating contractors and supporting facility improvement or capital projects. Knowledge of energy management, sustainability, and building-system efficiency. Work Environment & Schedule This position works throughout a professional school and campus environment and may involve work in mechanical rooms, equipment spaces, roofs, exterior areas, and other facility environments. This is a full-time, twelve-month, non-exempt position. The normal work schedule is 7:00 a.m.-3:30 p.m. Occasional evening and weekend work may be required to respond to emergencies, scheduled maintenance, campus events, or other operational needs.
