The Onsite HOA Building Engineer is responsible for the maintenance, repair, and overall functionality of the building systems and infrastructure. The engineer ensures that the physical condition of the building is kept in optimal working order, addressing mechanical, electrical, plumbing, HVAC, and other essential systems. This role requires hands-on expertise, proactive problem-solving, and excellent communication with residents, board members, and contractors.
Building Systems Maintenance:
Maintain and repair HVAC, electrical, plumbing, and mechanical systems. Perform routine inspections of building infrastructure (e.g., elevators, fire safety equipment, lighting, etc.). Respond to maintenance requests from residents and management regarding building systems or equipment.
Preventative Maintenance:
Develop and implement preventative maintenance programs to extend the lifespan of the building's systems. Perform scheduled inspections and maintenance for equipment such as boilers, HVAC systems, elevators, and backup generators. Keep detailed records of maintenance schedules and inspections.
Troubleshooting and Repairs:
Troubleshoot and resolve complex mechanical and electrical issues promptly. Manage the repair and maintenance of building fixtures, including plumbing, electrical components, and HVAC systems. Coordinate with external contractors for major repairs and upgrades.
Safety and Compliance:
Ensure compliance with local building codes, safety regulations, and environmental standards. Monitor building systems for safety hazards and take corrective action as needed. Maintain safety documentation related to equipment and systems.
Communication and Reporting:
Communicate effectively with residents, HOA board members, and property management regarding maintenance needs or disruptions. Report significant repairs or capital improvements to the HOA board, providing recommendations for action. Serve as the primary point of contact for emergency building repairs and issues.
Vendor Management:
Manage relationships with external contractors and vendors for specialized services. Coordinate and supervise contractors performing repairs or installations on building systems. Ensure that contractors meet HOA standards and timelines.
Budget and Inventory Management:
Assist with the preparation of maintenance and repair budgets. Track and manage inventory of tools, equipment, and building supplies. Ensure cost-effective use of resources for building repairs and maintenance. Plus other work-related tasks as assigned by your supervisor 2+ years of maintenance experience preferred. Must have a valid driver's license Experience with Carpentry, Concrete, Doors, Drywall, Fencing, Plumbing, and Painting required. Experience with Cleaning, Locks, and Gutters is highly desired. Must be able to speak, read, and write English. Bilingual is a plus. Must be a proficient problem-solver. Must know how to use tools, supplies, materials, chemicals in a manner that does not endanger self, other employees, residents, the environment, or the public in general. Experience and skills with simple electric maintenance are a plus, but not necessary. Pool maintenance experience is a plus, but not necessary. Physical Requirements
  • Field/Maintenance Roles Ability to stand and walk for extended periods throughout the workday.
Ability to climb stairs, ladders, bend, stoop, kneel, crouch, or reach frequently. Ability to lift, carry, push, or pull objects up to 50 pounds regularly and occasionally heavier with assistance. Manual dexterity to operate tools, equipment, and machinery safely. Visual acuity to inspect equipment, read gauges, and perform detailed tasks. Hearing ability to detect alarms, equipment sounds, and verbal instructions in noisy environments. Ability to work in varying environmental conditions (heat, cold, dust, noise, outdoors). Ability to wear and use appropriate personal protective equipment (PPE). Ability to work varying schedules, including evenings, weekends, on-call, and overtime as required.
Pay and Benefits:
$75,000 to $85,000 salary, depending on education and experience.
