Job Description

Schedule:
Monday to Friday field schedule, about 40 hours a week, plus the after-hours emergency line described below. JCS Realty is a Jonesboro real estate brokerage with sales, property management, and renovation under one roof. We manage close to 100 homes across Craighead County, and we are hiring a full-time Property Maintenance Coordinator to run the maintenance side of that portfolio in the field. What the job is This is a field role built around the quarterly inspection cycle. You will inspect every managed home each quarter, go out to verify repair requests as they come in, decide on site whether an item is a quick in-house fix or a vendor call, dispatch and follow up with vendors, and keep owners and tenants informed in writing through our management software. On turnovers you will do the move-out inspection, put the scope together, negotiate labor on the smaller jobs, and check the finished work against the scope before it is billed. You will spend most of the day out of the office in the company truck. A typical day Mornings are scheduling and inspections. Afternoons are job-site visits, repair calls, meeting vendors, and checking work that has been reported complete. The day ends at the office with work-order notes and owner approvals. Between the inspections, the calls, and the vendor meets, you will drive 200 miles or more in a typical week. What we are looking for Basic home-maintenance competence and the judgment to tell what you can fix in an hour from what needs a licensed trade.
In-house work is troubleshooting:
breakers, fittings, filters, batteries, supply lines. HVAC, plumbing, electrical, and other trade work goes to licensed vendors. Clear, professional writing. Most of this job's communication is written: repair updates to tenants, approval requests to owners, and work-order notes a coworker can pick up. The application asks one short question about a repair you handled, and we read the answers. Organization and time management across a weekly inspection quota, open work orders, and calls that arrive without warning. The confidence to negotiate labor rates and hold vendors and laborers to what they said they would do. Comfort working inside occupied homes, sometimes with people who are frustrated, and keeping the conversation professional. Experience in apartment or property maintenance, facilities work, construction, or a skilled trade is helpful. No trade license is required. The judgment and the communication are what we hire for. Requirements Able to lift 50 pounds, climb a ladder, and work in an attic, including in summer heat, with or without reasonable accommodation. Valid driver's license; the position drives the company truck. Carry the firm's after-hours emergency line on a company phone as part of the job, with the Principal Broker as backup; calls run about one to two a week and most are handled by phone. Comfortable learning AppFolio, and working in Google Workspace and Microsoft Office.
