We are expanding our Mountain West footprint-specifically in our bustling Denver and Salt Lake City hubs-and we are looking for a sharp, proactive Internal Permit Manager to drive our projects smoothly from pre-construction to closeout! What You ll Do The Internal Permit Manager will serve as a technical and administrative anchor for regulatory compliance, municipal approvals, and code navigation across our commercial construction portfolios in Colorado and Utah. In this role, you will act as the vital bridge between internal project teams, architects, engineers, developers, and local Authorities Having Jurisdiction (AHJs). Your expertise will prevent bottlenecks, accelerate timelines, and ensure that every commercial space we deliver complies fully with local, state, and federal building, zoning, and environmental codes. Key Responsibilities:
Regulatory Strategy & Pre-Construction Planning Serve as the primary technical point of contact with local municipal agencies, city planning commissions, building departments, and fire/health officials in the Denver Metro and Salt Lake City markets. Review architectural, structural, MEP, and civil drawing sets during the pre-construction phase to identify potential code compliance hurdles, zoning restrictions, or variance needs before submission. Develop comprehensive permitting schedules, tracking submittals, review cycles, and anticipated approval dates to align with overall project milestones. Support preconstruction as needed. Submittal & Application Management Coordinate, compile, and submit thorough building permit applications, trade permits (electrical, mechanical, plumbing), sign permits, and specialized operational licenses. Actively track plan check comments, coordinate quick-turnaround responses from design consultants (architects/engineers), and manage resubmissions to minimize project delays. Lead the preparation and presentation of zoning variances, conditional use permits (CUPs), historic preservation reviews, and public hearings when necessary. Stakeholder Communication & Continuous Improvement Provide regular status updates and risk assessments to internal project teams, executive leadership, and clients. Build and maintain a robust, professional network within local municipalities, building departments, and consultant communities across Colorado and Utah. Maintain an up-to-date repository of local municipal code updates, fee structures, and procedural changes unique to the Front Range, Wasatch Front, and surrounding regions. Qualifications & Requirements 2-5+ years of professional experience in commercial construction permitting, municipal planning, code compliance, or architectural project management (commercial interiors/tenant finish experience strongly preferred). Direct, demonstrable working knowledge of municipal building departments, zoning codes, and AHJ processes throughout Colorado and/or Utah. Ability to read, interpret, and navigate architectural blueprints, engineering specs, and life-safety codes (IBC, IFC, NEC, IPC). Exceptional written and verbal communication skills; proven ability to negotiate and build strong professional relationships with municipal officials. Project management skills with the ability to manage multiple complex, fast-moving projects simultaneously under tight deadlines. Bachelor s degree in Construction Management, Architecture, Urban Planning, Engineering, or a related field (equivalent experience will also be considered).

Salaried, Full-Time Exempt Pay Range:
$70,000 to $90,000 per year, based on qualifications and experience. [VT1] [LP2]
Other Compensation:
Annual Bonus commensurate with individual performance, company performance, and experience.
