We are seeking an experienced Commissioning Agent (CxA) to lead commissioning activities for commercial and institutional building projects.
The CxA will ensure mechanical, electrical, plumbing, HVAC, controls and building automation systems are installed, tested, balanced, and operating to design intent and owner requirements. This role coordinates with design teams, contractors, and owners throughout design, construction, and acceptance phases to deliver documented, high-performing systems and to support certifications and compliance (e.g., ASHRAE, LEED). Key Responsibilities Lead development and implementation of commissioning plans, checklists, and schedules for design, construction, and acceptance phases.
Perform design reviews and constructability input to identify potential commissioning issues and optimize system performance.
Coordinate and lead pre-functional and functional performance testing (FPT) of HVAC, controls, BAS, electrical, plumbing, and specialty systems.
Oversee Testing and Balancing (TAB) activities and verify TAB results align with project performance requirements.
Witness vendor/contractor testing, start-up, and turnover activities; document deficiencies and track resolution.
Prepare clear, concise commissioning reports, deficiency logs, functional test reports, and final commissioning report for owner handover.
Manage close coordination with subcontractors, design engineers, building operators, and owners to ensure timely completion of commissioning tasks.
Support certification and compliance efforts (ASHRAE, LEED, other owner-required programs) and provide documentation needed for certifications.
Implement continuous commissioning or seasonal re-commissioning as required and provide post-occupancy follow-up and performance verification.
Deliver training sessions and handover documentation for operations and maintenance staff, including O&M manual review.
Use digital tools such as Bluebeam, CxAlloy, BAS software and project management platforms to organize documentation, track deficiencies, and communicate with project teams. Qualifications Bachelors degree in Mechanical, Electrical, or Building Systems Engineering, or equivalent technical degree; Professional Engineer (PE) or Registered Engineering Intern (EI) preferred.
5+ years of progressive experience in commissioning, construction, mechanical systems, or controls on commercial or institutional projects.
Hands-on experience with HVAC systems, controls, building automation systems (BAS), electrical and plumbing systems, testing and balancing (TAB), and functional performance testing.
Familiarity or certification in commissioning programs and tools (BCxA certification, CxAlloy experience, ACG familiarity preferred).
Knowledge of ASHRAE standards, commissioning best practices, and experience supporting LEED or similar building certification processes.
Proficiency with Bluebeam, CxAlloy, BAS platforms, and common project documentation tools; strong competency in preparing clear technical reports.
Strong communication, coordination, and project management skills; ability to lead cross-discipline teams and manage multiple projects concurrently.
Detail-oriented with strong troubleshooting skills and the ability to interpret mechanical, electrical, and controls drawings and sequences of operation.
Willingness to perform site inspections, witness testing, and occasional travel to project sites as required.
