$33.00-$39.00 per hour, depending on experience and qualifications Position Summary Five Point Life Center is seeking an experienced, hands-on Building Engineer to support the operation and maintenance of our approximately 800,000-square-foot multi-building commercial campus in Broomfield, Colorado. Reporting to the Facilities Director, this position is responsible for helping maintain the safe, reliable, and efficient operation of the campus's HVAC, mechanical, electrical, plumbing, building automation, and general building systems. The ideal candidate is a strong troubleshooter who is comfortable working independently, responding to building and equipment issues, performing preventive and corrective maintenance, monitoring building systems and alarms, and coordinating with specialized service contractors when required. This position may be the primary facilities team member on duty during portions of the assigned shift and requires sound judgment, technical capability, reliability, and a strong sense of ownership. Essential Functions & Responsibilities Perform routine maintenance, troubleshooting, repair, and operational support of HVAC, plumbing, electrical, and mechanical building systems within the scope of the position. Coordinate licensed contractors for work requiring permits, specialized certifications, or trade licensing. Operate, inspect, troubleshoot, and maintain commercial HVAC and mechanical equipment, including chillers, air handling units, pumps, cooling towers, DX equipment, fan coil units, VAV systems, motors, valves, thermostats, and associated air and water distribution systems. Conduct routine building and equipment rounds, identify abnormal operating conditions, verify field conditions, and perform appropriate repairs, adjustments, or escalation. Monitor Building Automation Systems (BAS/BMS), energy management systems, equipment status, operating conditions, and alarms. Investigate HVAC and mechanical alarms and assist with troubleshooting controls, sensors, VAVs, air handling units, pumps, and associated equipment. Perform preventive maintenance in accordance with manufacturer recommendations, campus procedures, and industry best practices, including filter changes, coil cleaning, lubrication, belt inspection and replacement, equipment inspections, cleaning, adjustments, and other routine maintenance. Inspect mechanical rooms, electrical rooms, fan rooms, cooling towers, pumps, motors, generators, fire pumps, sump pumps, and other building equipment. Perform general building repairs and maintenance, including doors, hardware, ceilings, flooring, railings, lighting, signage, plumbing fixtures, and other facility components. Replace lamps and light fixtures and perform routine electrical troubleshooting within the permitted scope of the position. Inspect emergency lighting, exit signage, emergency access routes, and other facility conditions related to building and life safety. Support fire and life-safety inspections and testing in accordance with campus procedures, applicable codes, and requirements of the local authority having jurisdiction. Respond promptly to power outages, HVAC failures, water events, equipment alarms, and other facility emergencies. Following utility interruptions or equipment failures, verify that critical building systems successfully restart and return to normal operation and escalate unresolved conditions as necessary. Coordinate with HVAC, chiller, electrical, fire/life-safety, elevator, controls, and other specialized service contractors. Provide site access, communicate equipment conditions, support troubleshooting, verify completion of work, and report unresolved issues to the Facilities Director. Maintain mechanical rooms, work areas, equipment spaces, and assigned areas in a clean, organized, and safe condition. Document inspections, preventive maintenance, equipment conditions, repairs, alarms, and outstanding issues. Communicate significant equipment conditions, safety concerns, and operational issues promptly to the Facilities Director. Respond professionally to tenant, customer, vendor, and campus operational concerns. Follow applicable safety requirements, codes, regulations, manufacturer recommendations, and campus operating procedures. Required Qualifications High school diploma or GED equivalent. 3+ years of commercial building engineering, facilities maintenance, or related mechanical experience. Working knowledge of commercial HVAC, mechanical, plumbing, and electrical building systems. Experience troubleshooting building equipment and identifying mechanical or operational problems. Ability to read and understand equipment documentation, drawings, schematics, and operating instructions. Basic computer proficiency, including email, Microsoft Outlook, Word, and Excel. Valid driver's license and acceptable driving record where required for assigned duties. Ability to reliably work the scheduled Wednesday-Saturday, 7:00 AM-6:00 PM shift. Preferred Qualifications 3-5+ years of commercial building engineering or facilities maintenance experience. Trade school, apprenticeship program, or technical training in HVAC, electrical, mechanical, or related building systems. Experience working in large or multi-building commercial facilities. Experience with commercial chillers, cooling towers, air handling units, pumps, VAV systems, DX equipment, and associated HVAC systems. Experience with Building Automation Systems (BAS/BMS), energy management systems, controls, and alarm monitoring. Experience with generators and emergency/standby building systems. Familiarity with commercial fire and life-safety systems. Experience coordinating with specialized facilities contractors and service providers. The Building Engineer may be the primary facilities team member on duty during certain portions of the assigned shift. The position may occasionally require overtime, extended hours, or emergency response depending on facility conditions and operational needs. Physical Requirements The employee must be able to perform the physical requirements necessary for commercial building maintenance, including: Frequently standing, walking, bending, crouching, reaching, and climbing. Safely using ladders and accessing mechanical and equipment areas. Moving throughout multiple buildings, floors, mechanical rooms, and exterior areas. Frequently lifting and carrying tools, equipment, and materials weighing up to 50 pounds. Working safely around mechanical and electrical equipment. Reading printed materials, equipment displays, drawings, and schematics. Communicating clearly in person, by phone, and through written communication. Working indoors and outdoors in varying weather and environmental conditions. Work Environment This position operates throughout a large commercial campus and includes work in offices, mechanical rooms, equipment areas, rooftops, utility spaces, parking areas, and exterior environments. The role involves regular movement between buildings and may include exposure to operating mechanical equipment, temperature variations, noise, and changing weather conditions. Compensation $33.00-$39.00 per hour, depending on experience, qualifications, and demonstrated technical capability.
