The Opportunity Makoa Resorts is seeking an experienced, hands-on Senior Property Management Accountant to manage the recurring accounting for our growing vacation rental and property management business. This position will take primary responsibility for the accounting of Makoa Resorts and its related owner entities, including monthly close, owner accounting and reporting, reconciliations, and Hawaii tax compliance. This is a hands-on accounting position. We are looking for someone who enjoys working directly in the details, takes ownership of deadlines, follows through consistently, and can research and resolve discrepancies independently. The position reports to the CFO and works closely with our Controller and Accounting & Treasury Manager as part of an experienced finance team. What You Will Be Responsible ForProperty Management & Owner Accounting Manage recurring accounting for Makoa Resorts and related owner entities. Prepare and review monthly owner statements, distributions, reimbursements, and related accounting. Reconcile reservations, rental income, cleaning fees, management fees, merchant fees, deposits, taxes, owner distributions, and owner liabilities. Research and resolve reservation-level discrepancies, posting errors, and system differences. Support the onboarding of additional third-party property owners as the portfolio grows. Support and maintain appropriate trust-accounting procedures. Month-End Close & Financial Reporting Perform monthly, quarterly, and year-end close. Prepare accurate monthly financial statements and maintain complete, tax-ready accounting records. Complete recurring accounting, reconciliations, owner reporting, and tax requirements within established monthly deadlines. Maintain accurate accounting between Makoa Resorts and related owner entities. Ensure supporting schedules, reconciliations, and workpapers are complete and organized. Hawaii Tax Compliance Prepare Hawaii GET, TAT, and MCTAT returns. Maintain complete supporting documentation and workpapers. Ensure applicable taxes and management fees are recorded accurately between Makoa Resorts and individual owner entities. Budgeting & Financial Support Prepare annual operating budgets and update rolling forecasts. Provide financial information to support management planning and company goals. Assist with analysis and special accounting projects as needed. Support accounting needs for related entities after recurring Makoa responsibilities are completed. Systems & Process Improvement Follow and maintain established accounting systems, procedures, and internal controls. Learn existing workflows before recommending changes. Identify opportunities to improve accuracy, efficiency, and reporting. Help create accounting processes that can scale as the Makoa Resorts portfolio grows. What We're Looking For 3+ years of progressive accounting experience, including month-end close, reconciliations, and financial statement preparation. Strong understanding of accrual accounting. Ability to understand and reconcile transactions across multiple related entities. Experience in property management, hospitality, hotels, vacation rentals, or owner accounting strongly preferred. Proficiency with QuickBooks and Microsoft Excel . Guesty or similar property-management software experience is a plus. Hawaii GET, TAT, and MCTAT experience is a plus. Trust accounting or client-fund accounting experience is a plus. Bachelor's degree in Accounting, Finance, or a related field preferred; equivalent relevant accounting experience will be considered. CPA or CPA candidate is a plus, but not required. The Person Who Will Do Well in This Role We are looking for someone who is: Detail-oriented and highly organized. What Success Looks Like Monthly financial statements and owner reporting are accurate, well-supported, and delivered on schedule. Reconciliations are current and discrepancies are researched and resolved promptly. Owner distributions, liabilities, management fees, and taxes are accurately recorded. Hawaii tax filings and supporting workpapers are completed accurately and on time. Accounting records remain organized and tax-ready. Management has reliable financial information for forecasting and decision-making. The position operates with strong ownership, proactiveness, and follow-through. As the portfolio grows, accounting processes remain organized, consistent, and scalable. Compensation & Benefits The anticipated starting salary is $90,000-$105,000 annually , depending on experience and qualifications, plus benefits and a performance-based bonus opportunity.
