Full Job Description Part-Time Property Management Accountant Company:

Compensation:
$28-$30 per hour, based on experience Position Summary Alliance Property Management is seeking an experienced, detail-oriented Property Management Accountant to support the financial operations of our growing residential and commercial property portfolio. This part-time hybrid position is responsible for maintaining accurate property-level accounting records, completing monthly reconciliations, processing accounts payable, and preparing timely financial statements. The ideal candidate has direct experience with AppFolio or comparable property management accounting software and a strong working knowledge of generally accepted accounting principles (GAAP). Key Responsibilities Maintain accurate accounting records for multiple residential and commercial properties. Complete monthly bank reconciliations for property operating, security deposit, and other applicable accounts. Process accounts payable and review invoices for accuracy, authorization, and appropriate property allocation. Code invoices to the correct property and general ledger account. Monitor outstanding invoices and coordinate timely vendor payments. Review property-level general ledgers and investigate unusual balances, discrepancies, or posting errors. Prepare monthly financial statements for each property, including balance sheets, income statements, cash flow reports, and budget-to-actual comparisons. Complete month-end and year-end accounting procedures. Prepare supporting schedules and documentation for property owners, tax professionals, auditors, and management. Record accruals, prepaid expenses, fixed assets, owner contributions, distributions, and adjusting journal entries. Assist with annual property budgets and financial forecasting. Maintain organized electronic accounting records within AppFolio. Support 1099 preparation and other year-end reporting requirements. Coordinate with property managers and leadership to resolve accounting questions and ensure accurate financial reporting. Help strengthen internal controls and improve property accounting procedures. Required Qualifications Previous property management or real estate accounting experience. Experience using AppFolio or another property management accounting platform. Working knowledge of GAAP and accrual-basis accounting. Experience with bank reconciliations, accounts payable, general ledger coding, journal entries, and financial statement preparation. Strong attention to detail and ability to manage accounting for multiple properties and entities. Proficiency with Microsoft Excel and other standard business applications. Ability to meet recurring monthly and year-end reporting deadlines. Strong organizational, analytical, and problem-solving skills. Ability to communicate accounting information clearly to property managers, owners, and leadership. Ability to work independently while collaborating with the Alliance Property Management team. Preferred Qualifications Associate's or bachelor's degree in accounting, finance, business administration, or a related field. Experience preparing property owner financial packets. Familiarity with residential and commercial property accounting. Experience with security deposit accounting, owner distributions, property tax accruals, and CAM reconciliations. Work Arrangement This is a part-time hybrid position averaging 24 hours per week. The employee must work from Alliance Property Management's Rochester office at least one day each week. The remaining hours may be completed remotely, subject to business needs, accounting deadlines, and coordination with management.
