Position Summary:

The Asset Management Associate will support L&A's management team and asset management function by assisting in the value creation and overall business plan execution process for multifamily investments owned by L&A. This role is designed for a motivated professional who can develop into broader asset management responsibility over time. The Associate will also participate in due diligence, underwriting, and general acquisition activities related to new multifamily investment opportunities.

Essential Functions:

Support the management of acquired multifamily investments owned by L&A, with increasing responsibility based on experience and performance. Assist in developing detailed business plans and annual operating budgets for assigned portfolios / assets. Support implementation of annual business plans by coordinating with property management, leasing, accounting, legal, appraisal, tax, and third-party consultants. Assist with the oversight, coordination, and execution of value-add renovations and capital improvements. Prepare financial analyses (such as cash flow models, valuations, risk return analysis, and hold/sell scenarios) to evaluate property-related investment strategies, as well as additional ad-hoc analysis on portfolio performance and asset management initiatives. Prepare regular asset performance reports and assist in presenting findings and recommendations to senior management. Participate in regular market visits and property inspections for assigned assets. Develop and maintain knowledge regarding capital markets activity in various geographic regions targeted by the firm. Support asset disposition processes, including broker selection, purchase and sale contract review / negotiations, due diligence coordination, and closing. Develop and maintain investment models using Microsoft Excel. Participate in ongoing training and professional development with the goal of assuming increased asset management responsibility over time.

Required Knowledge, Skills and Abilities:

Strong interest in multifamily investments, asset management, and capital sources / investors; prior exposure is preferred. Exposure to multifamily investment strategies, value-add renovation, or asset re-positioning is preferred. Ability to understand and evaluate the drivers of asset / portfolio financial performance. Working knowledge of real estate investment fundamentals, market trends, corporate finance, and valuation concepts. Exposure to leveraged investments or investment considerations beyond property-level operations is preferred. Prior acquisitions, underwriting, property management, or multifamily operations experience is a plus. Strong financial modeling and Microsoft Excel skills; proficiency with Microsoft Word and PowerPoint. A quantitative thinker, able to analyze financial data to generate and validate critical concepts and extract insight and conclusions based on data and market intelligence. Excellent written, verbal, and interpersonal communication skills. Ability to present ideas and analysis in a clear, concise, and compelling manner. Ability to develop and maintain strong professional relationships. Strong communication and negotiation skills; exposure to brokers, property managers, sellers / buyers, or other transaction counterparties is preferred. Highly organized and comfortable working with financial and operational data across multiple assets and projects. Demonstrated ability to prioritize work and manage time. Self-motivated, self-teacher, and quick learner; able to pick up the technical skills necessary for any project. Thinks like an owner. Education:

Bachelor's Degree in finance, real estate, accounting, economics, or a related business field required (advanced degree or CFA designation preferred, but not required).

Experience:

0-5 years of relevant experience in multifamily real estate, asset management, property management, acquisitions, underwriting, investment analysis, finance, or a related field. Direct multifamily investment experience is preferred, but not required for candidates with strong analytical skills and relevant real estate or finance experience. Value-add, renovation, repositioning, or multifamily operating experience is a plus.d on innovative investment solutions!
