The Role The associate will report to the Managing Director, FP&A, and support the investment team in completing day-to-day asset management responsibilities for existing investments and evaluating acquisition opportunities. Duties include budgeting, cash management, creating presentations, drafting investment recommendations and memos, extensive cash flow modeling, recapitalization modeling, market research and other related tasks. Primary Responsibilities (1) Perform recapitalization and securitization modeling of existing and future investments. (2) Assist in the underwriting of new investment opportunities. Perform extensive modeling and building of proforma analyses to assess investment viability and estimate returns to equity investors, inclusive of promote structures. (3) Draft offering memorandums, internal credit memorandums, investment committee recommendations and ad hoc presentations for various audiences. (4) Organize and maintain documentation throughout due diligence process for new deals. Coordinate with seller and legal counsel on delivery of required materials and progress of legal documents/agreements. (5) Maintain various internal reporting tools on a periodic basis for existing real estate investments, including: monthly reports, financial dashboards, calendar year cash management tracking, underwriting proformas, calendar year budgets, etc. (6) Perform one-off financial analyses on an as-needed basis (7) Gather market research for local markets, in particular those where the firm has active investments Competencies/Qualifications (1) 4+ years experience in three statement I cash flow modeling and financial analysis; modeling capitalization and refinancing structures (2) Ability to format and present financial information in a presentation in a clear, concise, and accurate form (3) Ability to clearly articulate and draft presentations, memos and letters (4) Extremely organized and proactive, with strong attention to detail (5) Highly experienced in the use of MS Office, in particular Excel, Word and Powerpoint (6) Ability to understand and digest financial statements, while identifying strengths and weaknesses in a project or entity's given P&L, capital structure, etc. (7) Previous experience from a best-in-class investment manager, private equity firm, investment bank or management consultant is strongly preferred (8) Bachelor's degree from a top university specializing in Business, Finance, Accounting, or a related field
