Real Estate Development / Construction Position Summary Our client, a well-capitalized real estate development organization, is seeking a Project Manager

•TPT Compliance & Reimbursements to support a major development project in the Phoenix market. Total compensation for this opportunity is in the $110-125K This is primarily a project management and compliance position rather than a traditional tax or accounting role . The majority of the position will focus on Transaction Privilege Tax (TPT) compliance, documentation, tracking, stakeholder coordination, and reimbursement-related activities associated with a large, complex development. The Project Manager will serve as a central point of coordination across internal teams, contractors, tenants, operators, purchasers, government representatives, and other project stakeholders. The individual will ensure required reporting, documentation, and compliance activities are completed accurately and within established deadlines. During periods of lower TPT activity, the position will also support the development accounting team with project cost tracking, requisitions, documentation, and related project initiatives. Key Responsibilities Manage the day-to-day administration of the project's TPT compliance and reimbursement activities. Coordinate with applicable municipal and governmental representatives regarding reporting requirements, documentation, compliance matters, and reimbursement activity. Develop and maintain detailed tracking systems for contractors, tenants, purchasers, operators, and other project stakeholders. Monitor TPT registrations, project/location-specific reporting, filings, documentation, deadlines, and related compliance requirements. Proactively follow up with internal and external stakeholders to obtain required information and resolve outstanding items. Identify incomplete or noncompliant reporting and drive issues through resolution or escalation when necessary. Track TPT activity, anticipated reimbursements, amounts received, and outstanding requirements. Maintain organized supporting documentation and audit-ready records. Partner with accounting, legal, development, construction, and tax resources on technical or contractual matters. Review development agreements, reimbursement agreements, construction contracts, leases, and other project documentation to understand applicable reporting and compliance requirements. Assist with regulatory, audit, governmental, and documentation requests. Establish and continuously improve processes, controls, reporting tools, and tracking systems as project activity increases. Provide project leadership with regular updates regarding reimbursement activity, outstanding requirements, risks, and upcoming deadlines. Support project cost tracking, requisitions, supporting documentation, and related development accounting activities as needed. Work cross-functionally with development, construction, finance, accounting, legal, and external project stakeholders. Qualifications 5+ years of experience in project management, development operations, project controls, construction accounting, development accounting, compliance administration, contract administration, or a related discipline. Experience within commercial real estate development, construction, infrastructure, land development, or complex development projects strongly preferred. Demonstrated ability to manage multiple stakeholders, deadlines, documentation requirements, and concurrent workstreams. Strong organizational and follow-through skills, including the ability to hold internal and external stakeholders accountable. Experience creating and maintaining detailed trackers, reporting processes, schedules, and project controls. Working knowledge of construction and/or real estate development processes. Ability to interpret contracts, agreements, financial information, and compliance requirements. Strong analytical and problem-solving skills with exceptional attention to detail. Ability to communicate effectively with development professionals, contractors, accounting teams, executives, and governmental representatives. Exposure to Arizona TPT, municipal development agreements, tax reimbursements, tax incentives, or indirect taxation is highly desirable but not required. Strong Microsoft Excel and Microsoft Office skills. Education Bachelor's degree in Accounting, Finance, Construction Management, Real Estate, Business Administration, or a related field preferred. Ideal Candidate The ideal candidate is a highly organized project manager who is comfortable working within a complex real estate development or construction environment. This person should excel at building processes, managing significant amounts of information, coordinating multiple stakeholders, identifying gaps, and ensuring critical deadlines and requirements are consistently met. Direct Arizona TPT expertise is beneficial; however, the primary requirement is the ability to take ownership of a complex compliance and reimbursement process, coordinate numerous stakeholders, and effectively navigate construction and development workflows.
