This role is ideal for a highly analytical finance or accounting professional who enjoys working with complex financial models, interpreting lease and property-level data, and contributing to corporate level forecasting and reporting in a dynamic, collaborative environment. The Financial Analyst will support key Financial Planning & Analysis responsibilities within the Corporate Finance Department. This position is focused on corporate forecasting, REIT earnings projections, financial analysis, and reporting support. Please note that this role does not include real estate valuation or underwriting work. The ideal candidate will bring a strong accounting foundation, excellent analytical skills, proficiency in Excel, and the ability to communicate clearly with cross-functional partners.
Essential Duties and Responsibilities:
With guidance and review from the Finance Supervisor/Senior Financial Analyst, the Financial Analyst will be responsible for updating and maintaining property-level projections using Argus software, as well as supporting various components of the Company's corporate REIT earnings projection model.
Responsibilities include:
Review executed and draft leases to accurately interpret leasing terms and update Argus assumptions. Prepare and distribute leasing call notes. Process leasing assumption changes in Argus. Roll up projection data from Argus into the corporate projection model on a periodic basis. Upload projection data into JD Edwards and perform related fluctuation analyses. Prepare financial analyses and significant lease assumption analyses. Analyze and forecast key guidance and financial metrics. Assist with quarterly and annual reporting requirements, including the preparation of financial reporting schedules. Perform property-level and ad hoc financial analyses. Conduct accounting and/or peer research, as needed. Communicate and collaborate with cross-functional teams, including Accounting and Regional Asset Managers. Support various special projects for the Corporate Finance team.
Qualifications and Experience:
Bachelor's or Master's degree in Accounting, Finance, or Business Administration required. Minimum of 2 years of related experience required Strong knowledge of GAAP required. Proficiency in Microsoft Office applications, including Excel, Word, Outlook, and Teams required. Public accounting experience highly preferred. Understanding of lease accounting is highly preferred. CPA, CFA, or MBA preferred. Strong verbal and written communication skills required. Real estate experience is a plus. Advanced Excel skills are a plus. Experience with Argus and/or Yardi is a plus. The expected base hourly wage range for this position is $48.08 to $57.70 USD hourly, plus an annual discretionary bonus.
