Overview This position is primarily focused on asset management and financial analysis for Reliant self-storage portfolio and reports directly to the Vice President of Asset Management. The Asset Management Analyst supports investment-level analytics, financial modeling, and business plan objectives across the portfolio, partnering closely with internal accounting, revenue management, and marketing teams as well as external investment partners. The role involves analyzing operational and financial data, monitoring investment performance, supporting capital planning, identifying opportunities for value creation, tracking results against goals, and recommending strategies to maximize portfolio performance.
Requirements:
Primary Responsibilities Assist with annual budget preparation, including review of investment plans, effect of changes to return metrics, detailed analysis of current performance, and variance analysis to underwriting Update and manage internal performance files, dashboards, cash flow models, and valuation models, tracking key financial and operating metrics such as IRR, ROI, occupancy, rental rates, and rent roll data to support forecasting, valuation, and asset-level decision making Support ongoing investment performance monitoring by analyzing operating results, valuation movements, and key drivers of returns Work closely with operations, revenue management, and marketing teams to maintain ongoing surveillance of the portfolio, ensuring pricing strategies, occupancy trends, and other drivers of asset performance are aligned with business plan objectives Review monthly property-level financials for trends, outliers, and variances, and work closely with the accounting team to ensure accurate reporting of results Support the internal capital markets team throughout the debt financing process, including the creation of proforma cash flow projections and offering memorandums Monitor compliance with financing covenants and lender reporting obligations, and maintain relationships with property and corporate accounting teams to ensure accuracy and the reporting timelines are met Assist with commercial leasing efforts, including coordinating with brokers and prospective tenants, and supporting lease negotiations and renewals for commercial and retail space within the portfolio Assist with capital expenditure planning, tracking, and reporting, and work closely with the CapEx team to ensure projects are completed on schedule and within budget Work closely with the Acquisitions team to provide operational insights and performance forecasts Collaborate with external investment and capital partners to ensure effective oversight of the portfolio Other ad hoc request as assigned Requirements Bachelor's degree in real estate, finance, or other applicable field 2+ years of experience in corporate finance, real estate investment, or asset management Advanced Excel and PowerPoint skills, familiarity with data visualization tools such as Tableau or Power BI is a plus Strong knowledge and demonstrated competence in working with large data sets Proficiency in reading and analyzing financial statements and other accounting reports Prior self-storage industry experience is a plus Effective communication and presentation skills Strong time management skills to meet multiple deadlines Limited/occasional travel
