Financial Analyst
Job Description
Description We are looking for a Financial Analyst to support the financial oversight of a diverse real estate portfolio in Honolulu, Hawaii. This position plays an important role in evaluating property performance, strengthening reporting accuracy, and helping maintain the long-term stability of residential and commercial assets managed by external partners. The ideal candidate brings strong analytical judgment, attention to detail, and the ability to translate financial data into practical recommendations for leadership. Responsibilities:
- Evaluate monthly financial reports for assigned properties to confirm accuracy, completeness, and alignment with accrual-based accounting practices.
- Track key financial activity, including management fees, capital spending, depreciation, reserve funding, and operating cash movements across the portfolio.
- Prepare and recommend journal entry adjustments when financial corrections or reclassifications are needed.
- Examine condominium association statements and verify that shared costs are allocated appropriately.
- Calculate coverage and cash flow metrics to support reporting for lenders, business partners, and internal committees.
- Contribute to the annual budgeting process by reviewing operating plans for both properties and condominium associations.
- Assist with audit preparation, net cash flow reporting, and payment-related calculations tied to housing finance programs.
- Analyze property and portfolio results to identify trends, risks, and opportunities for financial or operational improvement.
- Support forecasting, refinancing analysis, capital planning, and other ad hoc financial evaluations to guide decision-making.
- Work closely with finance and asset management leaders to monitor liquidity levels and inform portfolio strategy. Requirements
- Experience in financial analysis, accounting, or portfolio reporting, preferably within real estate, property management, or a related environment.
- Strong understanding of financial statements, accrual accounting, budgeting, and variance review.
- Ability to build financial models, develop projections, and perform cost-benefit or scenario-based analysis.
- Proficiency in analyzing cash flow, reserves, capital expenditures, and operating performance data.
- Skill in identifying inconsistencies, interpreting trends, and presenting clear financial insights to stakeholders.
- Advanced attention to detail with the ability to manage multiple priorities and deadlines effectively.
- Strong collaboration and communication skills for working with property managers, finance teams, and leadership.
