Job Description:
Our company is looking for an Asset Manager to join its dynamic, fast-paced, and entrepreneurial team. The Asset Manager will be a dynamic leader and effective manager fully responsible for all aspects of collection of newly built residential, commercial and retail properties. The candidate will be accountable for the general administration and oversight of property management, tenant services, vendor relations, and residential leasing. The position will have oversight for the firm's owned and managed portfolio, monitor regulatory compliance, develop company policies and procedures related to property management, and ensure that all employees are familiar with and understand those policies and procedures. The Asset Manager will manage the overall operations for the portfolio of properties and provide a high level of resident services by utilizing all resources. The ideal candidate will be meticulous about maintaining the standard of operations against operating plans and budgets, reporting/interpreting results, and approving changes in direction of plans. This role reports directly to the Owner and one of the principals within the company and will be a trusted advisor to the executive committee.
Main Responsibilities:
Oversee revenue-management and leasing functions, to maximize potential revenue as well as best-practices to maximize collections/minimize delinquencies across the portfolio Institute best-practices for property-level performance and preventative risk management Maximize incremental return on investment through analysis of potential returns on in-unit and common area renovations and new amenities, on a per square foot basis Review property-level expenses, including assisting in insurance renewals and tax appeals Produce quarterly performance reporting for company management, potential investors and other internal clients Oversee and scrutinize recurring repair, replacement, and preventative maintenance decisions Qualifications Minimum 5 years of experience in residential and commercial operations and asset management. Experience working across several states/markets with a focus on the New York area Experience working directly for a tier 1 New York-based owner/developer is preferred Strong reporting skills as it pertains to residential leasing, YOY net increases; possess creative thinking for new strategies focused on increased profitability Must have experience with structuring presentations delivered to company leadership on a regular basis Must have solid experience creating and managing a budget and producing monthly, quarterly, and yearly property management reports and business plans. An experienced and visionary leader, able to maximize the strength of the property management team by participating in the hire, training, and mentoring of senior staff.
