Financial Analyst

Job Description

Position Summary We are seeking an experienced Financial Analyst to join our accounting and financial reporting team supporting a portfolio of residential properties throughout New York City. This position is responsible for the financial oversight and reporting of an assigned portfolio of approximately 30 condominium, cooperative, and residential properties. The Financial Analyst works closely with Property Managers, senior management, accounting personnel, Boards of Directors, and external auditors to ensure accurate and timely financial reporting, maintain strong financial controls, assist with annual budgeting, monitor property cash flow, and provide financial analysis and support for each assigned property. The ideal candidate has a strong accounting background, extensive experience with residential real estate financial reporting, excellent analytical skills, and the ability to manage multiple properties and deadlines in a fast-paced environment. Primary Responsibilities Maintain financial oversight and general ledger accounting for an assigned portfolio of approximately 30 residential properties . Prepare and review monthly financial statements and management reporting packages , ensuring accuracy, completeness, and timely delivery. Review monthly budget-to-actual results , identify significant variances, research underlying causes, and prepare clear variance explanations. Review property cash positions and cash flow requirements and identify potential funding concerns or significant upcoming obligations. Review and oversee monthly bank reconciliations , researching and resolving outstanding or unusual reconciling items. Review general ledger activity and identify necessary reclassifications, adjustments, and corrections . Partner with Property Managers to address accounting questions, financial reporting matters, budget variances, cash requirements, and other property-specific financial issues. Assist in the preparation of annual operating budgets , including review of historical results, contractual increases, payroll, utilities, insurance, real estate taxes, reserve funding, and other operating assumptions. Monitor actual and projected financial performance throughout the year and assist with year-end projections and forecasts . Coordinate with external auditors and accountants during annual audits and tax preparation, including preparation and delivery of requested schedules and supporting documentation. Assist with annual and periodic financial projects, including 1098/1099 reporting, RPIE filings, real estate tax abatements and credits, corporate tax matters, and commercial real estate tax escalation calculations , as applicable. Review and analyze owner/shareholder receivables, operating and reserve activity, and other property-specific financial matters as needed. Prepare financial analyses, schedules, reconciliations, and ad hoc reports for management, Property Managers, Boards, auditors, and clients. Work collaboratively with Accounts Payable, Accounts Receivable, Property Management, and other departments to ensure the accurate and timely flow of financial information. Identify unusual transactions, reporting discrepancies, or financial trends and proactively escalate issues requiring additional review. Maintain organized financial records and supporting documentation in accordance with company procedures. Assist with special projects and other financial analyses as requested by senior management. Qualifications Bachelor's degree in Accounting, Finance, or a related field ; Accounting degree strongly preferred. 5+ years of accounting or financial reporting experience , preferably within NYC residential property management or real estate. Experience with condominiums and cooperative properties strongly preferred. Strong understanding of general ledger accounting, financial statements, bank reconciliations, budgeting, and financial analysis . Advanced proficiency in Microsoft Excel , including the ability to work efficiently with large financial schedules and datasets. Experience with Yardi or similar property management/accounting software strongly preferred. Strong analytical skills with the ability to identify discrepancies, investigate financial activity, and independently resolve issues. Excellent organizational and time-management skills with the ability to manage multiple properties and competing deadlines. Strong written and verbal communication skills, including the ability to explain financial information clearly to both accounting and non-accounting professionals. High level of accuracy and attention to detail. Ability to exercise sound judgment, maintain confidentiality, and work effectively in a deadline-driven environment. Professional and collaborative approach when working with Property Managers, Boards, auditors, clients, and internal accounting teams. Compensation $125,000-$145,000 per year , commensurate with experience and qualifications.
