DESCRIPTION OF POSITION
The Accounting Manager is responsible for overseeing the day-to-day accounting operations of a commercial property management company. This position leads the accounting team, ensures timely and accurate financial reporting, manages the month-end close process, maintains strong internal controls, and supports budgeting, forecasting, and operational efficiency initiatives. The Accounting Manager serves as a key partner to Property Management leadership by providing accurate financial information, ensuring compliance with accounting standards and company policies, and driving continuous improvement within the accounting function.
ESSENTIAL JOB FUNCTIONS
Financial Reporting & Month-End Close Oversee the preparation, review, and issuance of monthly financial statements for all assigned properties and entities. Manage the month-end and year-end close processes to ensure timely and accurate reporting. Review and approve journal entries, account reconciliations, and supporting schedules. Analyze financial results and investigate significant variances from budget and prior periods. Ensure compliance with GAAP and company accounting policies. Prepare management reporting packages and supporting financial schedules. Assist leadership with financial analysis and reporting requests. Property Accounting Oversight Oversee property accounting activities including tenant billings, CAM reconciliations, recoveries, operating expense allocations, and lease administration. Review property-level financial performance and identify issues requiring management attention. Ensure accuracy of tenant accounting transactions and financial reporting. Support annual CAM reconciliations and year-end tenant settlements. Partner with Property Managers to resolve accounting and financial issues affecting property performance. Accounting Team Leadership Supervise and mentor the Senior Accountant, Junior Accountant, and AP/AR Specialist. Establish workload priorities and ensure deadlines are consistently achieved. Conduct performance evaluations and provide ongoing coaching and development. Assist with recruiting, onboarding, and training accounting personnel. Promote a culture of accountability, teamwork, customer service, and continuous improvement. Cross-train staff to ensure continuity of operations and departmental efficiency. Cash Management & Banking Serves as the main liason with banking relationships and other outside partners. Review bank reconciliations for all operating and security deposit accounts. Monitor cash balances and assist with cash flow forecasting. Ensure timely processing and accuracy of deposits, vendor payments, and tenant collections. Monitor accounts receivable aging and collection efforts. Identify opportunities to improve cash management and reduce outstanding receivables. Budgeting & Financial Analysis Coordinate and assist with preparing annual budgets with Property Managers and company leadership. Assist with forecasting and financial planning activities. Prepare management reports, dashboards, and key performance indicators. Provide financial analysis to support operational and strategic decision-making. Analyze trends, operating results, and property performance metrics. Payroll & Internal Controls Report, review and approve payroll processing and related accounting entries. Maintain and strengthen internal controls and accounting procedures. Ensure proper segregation of duties and compliance with company policies. Assist with audits, tax reporting, insurance audits, and regulatory compliance requirements. Ensure accounting processes are documented and consistently followed. Process Improvement Identify opportunities to improve efficiency through automation, standardization, and technology. Develop and maintain accounting policies, procedures, and best practices. Lead initiatives to streamline month-end close and reporting processes. Partner with operational teams to improve data accuracy and workflow efficiency. Support accounting system enhancements and process optimization projects.
KNOWLEDGE, SKILLS, EDUCATION/EXPERIENCE
Qualifications Education & Experience Bachelor's degree in Accounting, Finance, or related field required. Minimum 5 years of progressive accounting experience. Minimum 2 years of supervisory or management experience. Commercial real estate or property management accounting experience strongly preferred. Experience with CAM reconciliations, property financial reporting, and multi-entity accounting preferred. Experience managing month-end close processes and staff development. Experience supervising or reviewing the work of accounting personnel strongly preferred. AppFolio experience preferred. Knowledge & Skills Strong understanding of GAAP and financial reporting principles. Strong analytical and problem-solving abilities. Advanced proficiency in Microsoft Excel. Experience with property management and accounting software preferred. Excellent organizational, communication, and leadership skills. Ability to manage multiple priorities in a deadline-driven environment. Strong attention to detail and commitment to accuracy.
