Job Overview The Asset Management Analyst will support our dynamic Asset Management team in the Phoenix Metro area, gaining direct exposure to specialized residential asset classes—including Student Housing, Single-Family Rentals (SFR), Senior Housing, and Manufactured Housing—through financial modeling, portfolio analytics, LP investor reporting, and deal evaluation. While the primary, long-term focus of this role is dedicated to asset management, the Analyst will also initially assist the Acquisitions team in underwriting and screening new investment opportunities. Responsibilities Proactively monitor operational performance across a growing portfolio of specialized residential real estate equity investments; Support the Acquisitions team in evaluating and underwriting potential new investments across target residential sectors, conducting initial financial modeling and market research; Facilitate the seamless onboarding and transition of newly acquired assets from the deal pipeline into active asset management execution Develop, update, and maintain detailed asset-level cash flow reforecasting models and portfolio tracking tools; Monitor key operational metrics across target sectors, including pre-leasing velocity (Student), unit turn costs and days-on-market (SFR), resident care/occupancy mix (Senior), and pad rent increases/site utilities (Manufactured Housing); Evaluate asset-level performance using Excel-based financial models, including complex operational cash flows, CapEx renovation budgets, return sensitivity, and hold-versus-sell scenarios; Review and analyze monthly property operating statements, leasing activity, capital expenditures, and budget variances against initial underwriting; Liaison with property management partners, internal acquisitions, and asset management decision-makers to track the execution of value-add business plans; and Prepare monthly and quarterly investor reports, lender compliance packages, and executive dashboards detailing performance across all portfolio assets.
Requirements:
Experience:
A minimum of 1-3 years of relevant commercial real estate experience;
Background:
Asset Management, Acquisitions, or Real Estate Private Equity experience preferred; prior exposure to niche residential sectors (Student Housing, SFR, Senior Housing, or Manufactured Housing) is a plus;
Technical Skills:
Advanced mastery of Microsoft Excel and PowerPoint; deep experience with property underwriting, deal screening, cash-flow reforecasting, and advanced financial modeling;
Salary:
$75,000 - $90,000 (commensurate with experience) + Discretionary/Annual Performance Bonus;
