Job Description

Role Process all equity loan applications by obtaining all documents necessary to submit file to underwriting, order property valuations (appraisals), title search and exams and clear any issues or conditions set by the underwriter. Completes the mortgage loan application process by closing the loan, disbursing the funds to the seller, realtor, previous mortgage company, etc. and preparing the file for imaging and permanent storage. Monitor and track file progression using daily pipeline reports ensuring all task are completed within established turn times. Major Duties and Responsibilities 40% Review Home Equity Loan applications for eligibility, completeness and accuracy. Follow up and obtain required documents necessary to process, underwrite and close loan. Prepares file for underwriting, order and review appraisal and title reports. Clear all conditions prior to sending file for closing. 30% Complete all required data screens within the mortgage system to prepare file for closing. Generate and provide to borrower an accurate Closing Disclosure within established time frame. Coordinate closing date and location with borrower. Generate closing package and Submit to branch for closing. 15% Board closed loan onto Symitar system and fund the loan. Fund the loan and disburse proceeds according to Closing Disclosure. Review closing package for completeness and prepare the file for record retention. Log closed loan on funding report. 10% Track volume by working from daily pipeline reports ensuring all applications are processed within the established turn times. 5% Must comply with applicable laws and regulations, including but not limited to, the Bank Secrecy Act, the Patriot Act, and the Office of Foreign Assets Control. Knowledge and Skills Experience Previous experience with different types of mortgage loans, escrow and ARM requirements. Education/Certifications/Licenses A high school degree or equivalent Interpersonal Skills Courtesy, tact, and diplomacy are essential elements of the job. Work involves personal contact with others both inside and/or outside the organization, generally regarding routine matters for purposes of giving or obtaining information, as well as updating or referring, which typically require short discussions. ADA Requirements Physical Requirements Perform primarily sedentary work with limited physical exertion and occasional lifting of up to 10 lbs. Must be capable of climbing/descending stairs in emergency situation. Must be able to operate routine office equipment including telephone, copier, computer terminal and keyboard, facsimile, calculator, and understands computer basics. Must be able to routinely perform work on computer for an average of 6-8 hours per day, when necessary. Must be able to work extended hours whenever required or requested by management. Must be capable of regular, reliable and timely attendance. Working Conditions Must be able to routinely perform work indoors in climate-controlled private or shared work area with minimal noise. Mental and/or Emotional Requirements Must be able to perform job functions independently or with limited supervision and work effectively either on own or as part of a team. Must be able to read and carry out various instructions and follow oral instructions. Must be able to speak clearly and deliver information in a logical and understandable sequence. Must be able to perform basic mathematical calculations with extreme accuracy. Must be capable of dealing calmly and professionally with numerous different personalities from diverse cultures at various levels within and outside of the organization and demonstrate highest levels of customer service and discretion when dealing with the public. Must be able to perform responsibilities with composure under the stress of deadlines/requirements for extreme accuracy and quality and/or fast pace. Must be able to effectively handle multiple, simultaneous, and changing priorities. Must be capable of exercising highest level of discretion on both internal and external confidential matters. Ability to perform non-complex arithmetic calculations (addition, subtraction, multiplication, division, percentages) to prepare loan files for submission to loan underwriters, normally achieved through a high school education.
