The incumbent evaluates documents to determine if requirements have been met in order to issue a release and reviews completed release to ensure investor requirements and compliance with government/investor/insurer regulation. This position requires complete understanding and knowledge of loan documentation associated with residential loan transactions. The position requires someone who is very detailed, very organized, self-motivated as well as someone who has the ability to work independently or with a group, in a fast-paced environment, to accomplish and meet goals and deadlines. Responsibilities Data enter and create releases by understanding related mortgage documents. Evaluate documentation provided to determine if all items required to process a partial release of Lien, easement, subdivision of property have been provided, request missing documentation as needed. Discuss partial release of Lien, easement, or subdivision of property requirements with appropriate party and stress importance to customers all documentation must be received prior to proceeding with review. Completes all assigned reports as required in a timely and accurate manner. Communicates to the department Team Leads and manager any trends and/or problems as they pertain to the department. Actively participates in the maintenance or department policies and procedures. Process the collateral files and all recorded instruments as they are received from the custodian or outsourcing provider. Order original documents from customer. Requirements High School Graduate or General Education Diploma (GED) Candidate should have mortgage experience with a minimum of 3-6 months related experience. Ability to use basic computer programs, including Microsoft Word, Excel, and Outlook Excellent time management skills as well as attention to detail Knowledge of chain of title Knowledge of retrieving recording information from county recorder's website Ability to talk to county recorder's office to get recording information. Ability to identify mortgage/Assignment or any other collateral docs. Added advantage if knowledge of lien release process. Very High data entry accuracy levels High attention to detail is needed. Ability to work with minimal supervision and very High attendance track record. Target oriented and able to deliver based on targets and deadlines. Physical Requirements This position requires you to be able to lift up to 25 pounds.
