Home Ladder Property Management Headquarters:
Gilbert, AZ Work location: 100% in the field throughout Maricopa and Pinal counties
Schedule:
Full-time, Monday-Friday, 8 a.m.-5 p.m.
Starting pay:
$25 per hour
Experience:
No experience or real estate license required Home Ladder is a rapidly growing property management and real estate investment firm headquartered in Gilbert, Arizona. In our first three years, we grew from zero to 600 properties under management through relationships and reputation. We're continuing to expand, and we're looking for a dependable, detail-oriented person to help us care for the homes and people behind that growth. Your role:
As a Property Field Associate, you'll be Home Ladder's eyes, ears, and nose at our properties. You'll travel between homes, check property conditions, verify completed vendor work, manage lockboxes, and respond when something needs attention. Your work will prepare homes for residents, keep vacant properties secure, and give our property managers reliable information to act on. This is a 100% field position serving properties throughout all of Maricopa and Pinal counties. Expect substantial daily driving, property walkthroughs, light cleaning, and detailed reporting. You'll work independently throughout the day with support from our property management team. We provide a company vehicle that you take home, a gas card, and paid on-the-job training. Bring reliability, attention to detail, and a willingness to learn. What you'll do: Get new properties ready for access. Pick up keys, deploy lockboxes, test access, and document locations. New-property lockbox deployment is our highest routine priority. Keep lockboxes working. Respond promptly to access problems, replace batteries or boxes, and retrieve equipment when properties leave management. Verify homes are rent-ready. Inspect completed vendor work against an approved scope, photograph deficiencies, and return to confirm corrections. Check vacant homes every two weeks. Confirm fraud-prevention flyers are posted, wipe surfaces, blow off patios, run sinks, flush toilets, check thermostats, and secure the property. Spot problems early. Look for leaks, missing appliances, damage, signs of unauthorized occupancy, and other concerns that need attention. Respond to urgent field assignments. Assess reported issues and storm damage, document findings, and coordinate with property managers, vendors, utilities, or police as directed. Support inspections and appointments. Conduct drive-by and scheduled occupied-property inspections, check suspected abandonment at the PM's direction, and meet utility companies or vendors when needed. Help with move-in readiness and move-out inspections. Complete final readiness checks and assist property managers with inspection overflow. Keep clear records and organized equipment. Upload photos and reports, communicate unresolved issues, track keys and lockboxes, and maintain field supplies and the company vehicle. Some days will follow a planned route. Others will require you to adjust when an urgent assignment comes in. We'll help set priorities and teach you our systems. What we're looking for: No prior property management or inspection experience is required. We're willing to train the right person. You'll be a strong fit if you: Have a valid driver's license and a clean driving record, and qualify to drive under our company auto insurance policy. Are available Monday-Friday, 8 a.m.-5 p.m. Are comfortable driving throughout Maricopa and Pinal counties. Are dependable, punctual, and able to follow through without constant supervision. Have a cellphone with reliable coverage. Notice details and speak up when something doesn't look right. Communicate clearly and professionally with teammates, residents, owners, and vendors. Are comfortable taking clear photos, writing useful notes, and learning inspection and task-management software. Can stay organized while managing several assignments and changing priorities. Enjoy working independently and spending the day moving between properties. Are comfortable working indoors and outdoors in Arizona conditions. Can perform essential field duties, including walking properties, using stairs, bending, and carrying routine supplies, with or without reasonable accommodation.
