Job Description

Job Summary The Property Appraiser inspects and appraises real property throughout Boise County for property-tax assessment purposes. This position combines outdoor field inspections, detailed data entry, sales analysis, taxpayer assistance, and general office support. Essential Duties Travel to properties throughout Boise County and conduct physical inspections. Communicate professionally with property owners and taxpayers. Walk properties—including steep, uneven, wooded, or riverbank terrain—to inspect land and structures. Photograph, measure, classify, grade, and document buildings, land, access, views, and property conditions. Physically inspect new construction, building permits, sales, parcel splits, combinations, and lot-line adjustments. Enter accurate appraisal information, photographs, sketches, exemptions, and inspection notes into County systems. Assist with sales analysis and the development of accurate, uniform property-value tables. Maintain assigned appraisal areas and complete work according to the County's Five-Year Reappraisal Plan. Review work for accuracy and complete required edits before established deadlines. Explain the property-valuation process to taxpayers by telephone and in person. Prepare organized information for assessment appeals. Uncertified appraisers may assist but will not independently present cases before the Board of Equalization or Board of Tax Appeals. Monitor new construction for occupancy and assist with subsequent property rolls. Answer phones, greet taxpayers, assist with the public terminal, and perform general office duties. Communicate progress, scheduling concerns, and workload needs to appraisal staff and supervisors. Work cooperatively with County employees and respond professionally to feedback. Working Conditions This position requires frequent driving and outdoor work in varying weather and terrain. Employees may need to walk considerable distances, navigate steep or difficult ground, and access properties that cannot be reached by vehicle. Accurate documentation, professional judgment, attention to detail, and respectful public interaction are essential.
