JOB DESCRIPTION
Summary/Objective The Property Preservation Specialist is responsible for ensuring the properties are inspected and preserved in accordance with all state, federal and investor guidelines for the FNMA, FHLMC, VA, FHA and USDA properties and will perform quality assurance for the ESPL preservation team members. Essential Functions Processing incoming Property Preservation Mail Working with Investors, internal departments, local municipalities , vendors to preserve Asset Utilize various internal reports to identify loan status and update internal systems and vendor website as needed i.e. cancellation of open orders on closed loans, updating BSI systems of record with status, updating various internal reports. Ensure property inspections are completed in accordance with state, federal, and agency guidelines. Ensure order results are being uploaded into the system in a timely & accurate manner. Ensure that quality of completed services complies with Property Preservation scope of work Review and recommend services within Investor guideline to preserve property and to avoid escalations or Code Violations Communicate with investors for approval of needed preservation work and/or registration needed. Gather additional documents for registration purposes. Identify potential loss/litigation to reduce expenses and mitigate losses of registrations. Cancellation of inspection, preservation work and deregister properties on loans that have been transferred, closed or delinquency status changes. Resolution of 100% of the Code Violation by working with vendors. Performs 100% QC on Vacant or Damaged property inspections and on all preservation work to ensure scope of work ordered was completed accurately. Follow-up with vendors on late orders and reassigning as necessary. Verification through QC of completed service that fee is in compliant with Fee Matrix or approvals for over allowable services. Responsible for meeting legal requirements and following internal policies Competencies/Skills Client Focus Problem Solving/Analysis Teamwork Orientation Ability to work within and meet deadlines in a high volume environment Requires extreme attention to detail and ability to adhere to strict guidelines and procedures. Ability to work independently and to carry out assignments to completion within parameters of instructions given, prescribed routines, and standard accepted practices. Excellent oral communication skills, including ability to effectively communicate with internal staff and external clients Resourcefulness Work Environment This job operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, and fax machines. Ability to sit for long periods of time is essential. Position Type and Expected Hours of Work This is a full-time position.
