Job Description

Housing Opportunity Development Corporation (HODC) is a community-based nonprofit affordable housing developer and property manager. Since 1983, our mission has been to develop, preserve, and manage affordable housing for low- and moderate-income households, primarily in Chicago's northern suburbs. We currently own and manage over 30 affordable rental properties with more than 600 apartments — and we are growing. : We are seeking a hands-on Controller who is equally comfortable rolling up their sleeves as they are providing financial leadership. This is not a back-office manager position — we need someone who can do the work (bookkeeping, reconciliations, reporting) while also designing systems, providing strategic insight, and guiding financial operations across the organization and its subsidiaries. The Controller will be responsible for all accounting and finance functions, ensuring accuracy, compliance, and financial stability while also improving systems to support a growing nonprofit. This role reports directly to the Executive Director and works closely with property management and facilities staff to support our affordable housing mission. You'll play a direct role in strengthening a mission-driven organization that provides safe, affordable homes to those who need them most. Accounting & Finance Enter and oversee daily financial transactions using Sage, ensuring accurate records for the agency and properties. Handle AP/AR, payroll, general ledger, reconciliations, and monthly/annual closings. Prepare timely and accurate financial statements and grant/donor reports. Manage cash flow, budgeting, forecasting, banking, contracts, and compliance. Lead annual audits for all subsidiaries and implement corrective actions as needed. Leadership Serve as a trusted member of the leadership team. Lead financial strategy while remaining hands-on with daily operations. Supervise and mentor business office staff, modeling a "do the work" culture. Collaborate with program and property management staff to align financial practices with organizational goals. Present financial information to the Treasurer, Finance Committee, and Board. Operations Oversee IT planning and ensure systems support organizational needs. Strengthen and maintain internal controls, policies, and compliance systems. Improve processes and reporting tools to enhance efficiency and transparency. Qualifications 7-10 years of progressive accounting/finance experience, with at least some in a nonprofit or mission-driven organization. Bachelor's degree in accounting, finance, business, or related field; CPA or MBA strongly preferred. Proficiency with accounting software (Sage a plus). A balance of strategic thinking and hands-on execution — you're as comfortable building a forecast as you are entering journal entries. Strong leadership, communication, and interpersonal skills. Highly motivated, dependable, and proactive. Commitment to affordable housing and community impact.
Working Conditions:
This position operates in an office environment with potential hybrid. Occasional local travel for meetings, conferences, or site visits. May require periodic overtime.
