Job Description The Housekeeping & Janitorial Supervisor is responsible for supervising and coordinating the daily housekeeping and janitorial operations of a luxury high-rise condominium. This position ensures that all common areas, amenities, restrooms, corridors, lobbies, elevators, and other assigned areas are maintained to the highest standards of cleanliness, sanitation, appearance, and presentation. The Supervisor provides daily leadership and direction to the housekeeping and janitorial team, ensuring staff are properly scheduled, trained, equipped, and performing their responsibilities consistently. The position works closely with Property Management and other departments to maintain an exceptional resident and guest experience while ensuring compliance with company and property standards, safety procedures, and proper cleaning practices. Essential Duties and Responsibilities Housekeeping & Janitorial Operations Supervise the daily housekeeping and janitorial operations throughout the condominium property. Establish and maintain cleaning schedules, daily assignments, and routine and deep-cleaning programs. Assign employees to designated areas and ensure adequate staffing and coverage based on property needs. Conduct daily inspections of common areas, restrooms, amenities, hallways, elevators, lobbies, parking areas, and other assigned spaces. Ensure all areas are consistently maintained to the property's luxury standards of cleanliness and presentation. Monitor high-traffic areas and ensure they receive appropriate attention throughout the day. Coordinate special cleaning projects, events, inspections, move-in/move-out requirements, and other property needs. Identify areas requiring additional cleaning, maintenance, or attention and coordinate with the appropriate department. Team Supervision & Leadership Supervise, coach, and provide daily direction to housekeeping and janitorial team members. Ensure employees understand their assignments, responsibilities, schedules, and performance expectations. Monitor attendance, punctuality, appearance, conduct, productivity, and overall job performance. Conduct routine inspections and provide employees with constructive feedback and coaching. Recognize strong performance and address performance concerns in accordance with company procedures. Assist with recruiting, interviewing, onboarding, and training housekeeping and janitorial employees as needed. Ensure new employees receive appropriate property-specific training and understand cleaning procedures and service expectations. Promote teamwork, accountability, professionalism, and a positive work environment. Ensure employees maintain appropriate uniforms, personal appearance, and professional conduct. Quality Control & Property Standards Maintain a high level of cleanliness, sanitation, organization, and presentation throughout the property. Conduct documented inspections of assigned areas and follow up on deficiencies. Ensure cleaning standards are consistently maintained in resident and guest-facing areas. Monitor the condition of floors, carpets, windows, walls, doors, furniture, fixtures, restrooms, and other common-area surfaces. Ensure spills, stains, debris, odors, or other cleanliness concerns are addressed promptly. Communicate maintenance, repair, safety, or building-condition concerns to Property Management or the appropriate department. Assist with property inspections and preparation for Board meetings, resident events, inspections, and special functions. Cleaning & Sanitation Ensure proper cleaning and sanitation of restrooms, including toilets, sinks, mirrors, floors, partitions, fixtures, and other surfaces. Ensure restrooms remain clean, sanitary, orderly, and fully stocked. Oversee sweeping, mopping, vacuuming, dusting, polishing, and other routine cleaning activities. Ensure appropriate floor-care procedures are followed, including washing, waxing, polishing, carpet cleaning, rug cleaning, and grout maintenance. Ensure windows, glass doors, mirrors, blinds, vents, walls, doors, furniture, and fixtures are properly cleaned and maintained. Ensure trash and recycling are properly collected, transported, and disposed of in accordance with property procedures. Supplies, Equipment & Inventory Monitor inventory levels of cleaning products, restroom supplies, paper products, chemicals, tools, and equipment. Submit supply and equipment requests to management as needed. Maintain appropriate inventory levels to prevent interruptions in service. Ensure cleaning supplies and chemicals are properly labeled, stored, and handled. Ensure employees are trained in the proper use of cleaning chemicals, equipment, and personal protective equipment. Inspect cleaning equipment regularly and report damaged or malfunctioning equipment. Maintain housekeeping/janitorial storage areas in a clean, organized, and secure condition. Assist with monitoring departmental supply usage and identifying opportunities to reduce waste and improve efficiency. Safety & Compliance Ensure housekeeping and janitorial operations are conducted in accordance with company and property safety procedures. Promote safe work practices and proper use of cleaning equipment and chemicals. Ensure appropriate signage is used for wet floors, spills, or other potential hazards. Ensure employees use required personal protective equipment (PPE). Report safety hazards, accidents, injuries, property damage, or other concerns to management promptly. Maintain awareness of OSHA and other applicable workplace safety requirements. Participate in safety meetings, training, inspections, and emergency preparedness activities as required. Resident & Guest Service Promote a professional, courteous, and service-oriented culture within the housekeeping and janitorial department. Ensure team members understand that cleanliness and presentation are an important part of the luxury resident experience. Respond professionally to resident and guest requests related to housekeeping and common-area cleanliness. Address resident concerns promptly and communicate unresolved matters to Property Management. Maintain discretion and respect resident privacy while working throughout the property. Ensure housekeeping personnel maintain a professional appearance and courteous demeanor when interacting with residents and guests. Communication & Coordination Communicate daily operational needs, staffing concerns, maintenance issues, and property conditions to Property Management. Coordinate with Maintenance, Security, Concierge, Front Desk, and other departments to address property needs. Participate in management meetings, staff meetings, property inspections, and training programs as required. Maintain appropriate cleaning schedules, inspection records, supply inventories, and other departmental documentation. Provide management with recommendations for improving cleanliness, efficiency, staffing, equipment, and service standards. Requirements Previous supervisory experience in housekeeping, janitorial, custodial, hospitality, hotel, condominium, or residential property operations preferred. Experience in a luxury condominium, high-rise, hotel, resort, or upscale residential environment strongly preferred. Demonstrated ability to lead and motivate a housekeeping or janitorial team. Strong knowledge of cleaning procedures, sanitation standards, floor care, and cleaning equipment. Knowledge of safe handling and storage of cleaning chemicals. Strong attention to detail and commitment to maintaining high standards. Excellent organizational and time-management skills. Strong communication and interpersonal skills. Ability to prioritize tasks and manage multiple operational needs. Ability to work independently while also functioning effectively as part of a property management team. Professional appearance and positive, service-oriented attitude. Ability to work flexible schedules, including weekends, holidays, and special events, based on property operational needs. Physical Requirements Ability to stand and walk for extended periods. Ability to bend, stoop, kneel, reach, push, pull, and lift as required. Ability to lift and carry cleaning supplies, equipment, trash, and other materials. Ability to inspect and access various areas throughout a high-rise condominium property. Ability to operate or supervise the use of vacuums, floor machines, cleaning carts, and other janitorial equipment. Ability to work indoors and outdoors as required by property operations. Professional Standards The Housekeeping & Janitorial Supervisor is expected to demonstrate professionalism, leadership, accountability, reliability, attention to detail, and exceptional customer service . The Supervisor is responsible for setting the example for the housekeeping and janitorial team and ensuring that employees consistently represent the property's standards. The successful candidate will understand that, within a luxury high-rise condominium, cleanliness is an essential part of the resident experience . The Supervisor must take ownership of the property's appearance and proactively identify opportunities to maintain and improve the cleanliness, presentation, sanitation, and overall appearance of the community. Additional Responsibilities Assist Property Management with special projects and property initiatives as assigned. Participate in inspections, audits, meetings, training, and resident events. Provide coverage or operational assistance when necessary. Perform other duties and responsibilities as assigned by Property Management.
