Overview Join our dynamic team as a Janitorial Technician and play a vital role in maintaining clean, safe, and welcoming environments across our properties. This energetic position offers the opportunity to deliver exceptional custodial services with light maintenance services, ensuring that all spaces meet high standards of cleanliness and sanitation. As a key member of our maintenance team, you'll utilize your cleaning expertise and safety knowledge to create a positive impact on daily operations and overall property appearance. Responsibilities Vacuum and mop all floor types; spot-clean carpets as needed Upkeep and clean outdoor premises as needed (ie remove cobwebs, power washing, etc) Use and safely handle commercial-grade cleaning products and equipment Straighten pool deck furniture, empty and reline trash, blow and hose off the deck, and clean the grills and surrounding area Walk the property and pick up all trash Sweep and mop the elevator; polish all interior and exterior metal surfaces Wet wipe and sanitize the laundry room, sweep and mop, and empty and reline trash Clean and disinfect all restroom fixtures, clean mirrors and wipe doors, sweep and mop, restock all supplies, and empty and reline trash Blow and spot mop hallways and stairs; blow paver walkways and parking lots Sweep and mop owner storage, FACP, and elevator rooms Wipe pool furniture, wet wipe railings, and high dust common areas Clean and rinse all trash bins; hose off the pool fence; clean elevator vent and light covers Report larger maintenance/repair needs to office or homeowner Travel to multiple residential properties per day per scheduled route Communicate professionally and respectfully with homeowners Report any property damage, safety hazards, or maintenance issues Maintain and care for company vehicle, tools, and equipment Follow checklists to ensure consistent quality across all properties Adhere to all safety procedures, including proper use of PPE and chemical handling Other duties as assigned Physical Requirements Ability to lift up to 50 lbs Ability to stand, walk, bend, kneel, and reach for extended periods Ability to work outdoors in varying weather conditions (heat, cold, sun exposure) Comfortable working with cleaning chemicals and outdoor equipment (with proper PPE) Ability to climb stairs/ladders as needed Qualifications Proven janitorial or custodial experience in commercial or industrial settings Knowledge of cleaning techniques, equipment operation (including floor buffers), and chemical handling safety procedures Ability to perform manual handling tasks involving heavy lifting with proper safety practices Strong customer service skills to address facility needs professionally and courteously Familiarity with sanitation standards and facilities maintenance protocols Experience in industrial cleaning or Porter roles is a plus Commitment to safety protocol adherence and maintaining a clean, hazard-free environment Join us in creating spotless spaces that foster productivity and well-being!
