JOB TITLE

Maintenance/Janitorial

REPORTS TO

: Maintenance Supervisor

POSITION SUMMARY

Responsible for Maintaining and Cleaning CLMCAA property and grounds. Always greet all residents kindly. Maintain a professional and positive attitude when dealing with residents and public. Be able to refrain for exhibiting any favoritism. Abide by the Company's Code of Conduct. Participation in maintenance/janitorial projects as needed: including light electrical repairs, light plumbing work, carpentry, appliance repair, HVAC, maintenance equipment, masonry, painting, dry wall and irrigation systems.

Replacing or scheduling replacement of:

broken glass, tile, carpet screens, garbage disposals, fixtures, appliances, draperies and locks.

Responsible for:

purchasing janitorial supplies, stock control, materials utilization. Refinishing apartments prior to resident occupancy. Monitoring the physical security of the property. Making sure storage areas and secured entrances are locked. Adequate lighting always maintained.

Upkeep of the grounds:

Snow removal (sidewalks, common areas, parking lots), trash removal, lawn maintenance, landscaping (flower beds, shrubs, etc.) Scheduling, supervising and/or monitoring all necessary repairs to the property. Schedule and participate in standby — emergency for evening, weekend and holiday coverage if needed. Must respond within 30 minutes of being alerted of an emergency. Efficient and effective scheduling and supervising of: work orders request, maintenance priorities, outside contractors and vendors. Schedule Annual Apartment Inspections.

Keep accurate records regarding:

preventative maintenance, work orders, apartment refurbishing annual inspections, inventories and purchase orders. Perform and track scheduled preventative maintenance on the physical plant and allequipment (based on manufactures' recommendations and operating manuals) Perform common area and exterior property inspections. Monitor and maintain all lighting systems. Having knowledge regarding the utility shut-offs and sewer cleanouts (and provide for conspicuous posting of map of the same). Vacuuming, sweeping, waxing, mopping and carpet cleaning. Cleaning cupboards and drawers, inside and outside. Window and mirror cleaning. Cleaning doors, baseboards and heater vents. Cleaning light fixtures, globes and closet shelves. Moving and cleaning stoves and refrigerators.



Cleaning stove cents, toilets, tubs, smoke detectors, air conditioners, dishwashers, microwaves and bathroom fans. Wipe out laundry machines and clean dryer vents. Taking out trash to the dumpster area. Tracking cleaning supply inventory. Monitor/report all safety hazards, liability issues and problem situations immediately to supervisor. Adhere to all safety procedures and regulations at all time. Assist with any job pertaining to the property as requested by your supervisor. Attend required training sessions. Other duties as assigned. Communicates in a positive manner with the public and co-workers. Participates in staff meetings and training sessions. Must maintain confidentiality. Local travel required Flexible working hours on an occasional basis. Ability to complete paperwork and multi-task.

PHYSICAL REQUIREMENTS

Lifting up to 50 pounds. Physical factors include bending, lifting; frequent use of hearing, midrange vision, and occasional standing, walking, carrying/lifting, stooping, kneeling, reaching, manual handling, use of smell, near/far vision and bending.

•Working conditions include occasional exposure to noise. Potential hazards. Some computer use; frequent equipment use and occasional exposure to moving mechanical parts, electric shock, and client contact.
