The Porter will take direction from the Maintenance Supervisor where applicable and will report directly to the Property Manager. The Porter will be responsible for the light maintenance, repair, and cleanliness of apartment buildings and grounds assigned to them, which may consist of multiple locations and building types. The Porter plays a crucial role in ensuring that their assigned apartment buildings are maintained to our company's high standards of excellence, making them an integral part of our operations.

Responsibilities:
Perform administrative work each morning (30 minutes) as assigned by the PM or Support Center, including but not limited to prescribed online training, reviewing "My Pennrose" updates, reviewing messages from the executive team/ownership, participating in "Team Meetings," etc. Communication and compliance with PMs, MSs, RPMs, RMMs, and Property Support Center is mandatory. Your supervisor will provide undisturbed computer time. Responsible for meticulous upkeep of grounds, amenities, building exteriors, leasing office, parking lots, and other community buildings. Remove trash from office areas and apartment community perimeter daily. Assist in preparing market-ready units, including removing trash from vacant apartments (trash outs) before making-ready. Assist the Maintenance Supervisor/Property Manager and perform assigned maintenance tasks promptly. Assist in the cleaning of available apartments and or models. Assist in cleaning shared area bathrooms, hallway/breezeway floors, and elevators. Assist the maintenance team with snow removal (If applicable). Assist in the troubleshooting/repair of mechanical, carpentry, and electrical problems. Report any maintenance concerns for repairs on available apartments, models, clubhouse, and common areas to the Maintenance Supervisor. Maintain all trash rooms, enclosures, compactors, containers, and surrounding areas. Assist with the Supportive Services program so that it is successful. As a Porter, you will have the opportunity to support the Pennrose Academy efforts, which aim to heighten our staff's technical expertise, offering a platform for your continuous learning and growth. Ensures that unsafe conditions are corrected promptly. Learns and ensures compliance with all company, local, state, and federal safety rules. Immediately report all unsafe conditions.
Qualifications:
Performance Metrics Property grounds and interior buildings will always be clean. Unit turnover time and quality will improve. Property will have limited exposure to liability due to property staff neglect. Resident satisfaction surveys will yield consistently positive results.
Required Education and Experience:
High School Diploma or GED -preferred One year of property maintenance responsibilities, or similar experience Requires a valid driver's license, an insured vehicle, and the ability to travel (between properties)
Working Conditions:
Ability to work periodic flexible hours is required. Ability to travel by plane and automobile is required. Ability to work at property locations within or near transitional neighborhoods Ability to climb stairs, take elevators, bend, squat and reach overhead, and meet standard mobility and lifting for tasks typically associated with property maintenance
