The Residential Building Porter is responsible for maintaining the cleanliness, appearance, safety, and overall presentation of a residential property. An excellent porter serves as the eyes and ears of the building, ensuring common areas remain spotless, building systems are visually monitored, resident concerns are identified early, and the property maintains a luxury, hotel-quality appearance at all times. The porter plays a critical role in resident satisfaction, property value preservation, risk reduction, and supporting the concierge, superintendent, management team, and contractors. An exceptional porter does not simply clean; they actively inspect, anticipate problems, and contribute to the smooth operation of the property. In this vital role, you will be the first point of contact for residents and visitors, ensuring a welcoming environment while performing essential custodial and maintenance duties. Responsibilities Perform routine cleaning and janitorial tasks across common areas, hallways, lobbies, stairwells, and exterior spaces using appropriate cleaning equipment such as floor buffers and scrubbers. Handle chemical agents safely during cleaning procedures, adhering strictly to chemical handling safety protocols to ensure a secure environment. Conduct heavy lifting and manual handling of furniture, supplies, trash bins, and other materials in accordance with safe lifting practices. Maintain sanitation standards by disinfecting surfaces, trash removal, and ensuring proper waste disposal in compliance with health regulations. Assist with facilities maintenance tasks including minor repairs, painting touch-ups in residential units or common areas, and supporting overall building upkeep. Provide excellent customer service by greeting residents and visitors warmly, responding promptly to requests or concerns, and maintaining a positive community atmosphere. Use cleaning equipment effectively for floor care, buffing, and polishing to preserve the appearance of flooring surfaces throughout the property. Qualifications Prior custodial or janitorial experience in residential or commercial settings is preferred but not required. Knowledge of cleaning techniques, sanitation procedures, and proper use of cleaning equipment such as floor buffers is essential. Experience handling chemical agents safely and following chemical handling safety procedures. Ability to perform heavy lifting safely while maintaining physical stamina for manual handling tasks. Strong customer service skills with a friendly and professional demeanor when interacting with residents and staff. Familiarity with facilities maintenance tasks including basic repairs and residential painting is a plus.
