Treaty Oak is a wholly-owned portfolio company of Macquarie Asset Management (Macquarie), one of the world's largest infrastructure managers with $600 billion under management, pairing Treaty Oak's renewables development expertise with Macquarie's capital backing and global leadership in advancing the energy transition. The Role The Land Manager works with the Director of Land to acquire leases, rights of way, land purchases and assists in project development matters. This position interacts and negotiates directly with landowners to acquire leases for the exploration and development of renewable energy power generation and storage. This position also performs title and mineral searches, maintains accurate lease payments, and ensures timely lease payments and renewals. Key Responsibilities Assist with acquisition of leases, easements, and rights of ways, as well as land purchases and project development matters. Conduct title searches and review results for accuracy and issues relating to the ability of the company to enter leases and/or execute land purchases. Ensure land documents and legal instruments are duly executed, filed, and recorded. Analyze title, solve issues, and negotiate policy insurance. Provide oversite of lease schedules and records and ensure timely lease payments and annual reporting requirements. Read and write legal descriptions for lands and create maps using ArcGIS Pro. Manage internal procedures for mapping, title and mineral rights searches. Contact and maintain relationships with landowners and lessors. Organize and maintain land department documents, including GIS database(s). Coordinate and provide support to various company departments for property ownership and lease status, as well as for financing and permitting. Research, examine and assess federal, state and county land/mineral records and order copies of maps, literature required by the land department. Research, examine and assess surface and mineral ownership in county grantor/grantee records, tract indices, tax assessor records, clerk and recorder records, and records owned and held by the title company(s). Work with various governmental agencies in filing, acquiring, and processing various permits, applications, licenses, grants and related document(s), and records. Work with outside public entities, law firms, other companies and agencies regarding and relating to land department requirements. Education and Qualifications A bachelor's degree in land management or a related discipline such as geology, geography, engineering, commerce or economics with five years of relevant experience (e.g., commercial title, agency land departments, landman or land consultant experience, etc.). Must have working understanding of real estate and land and legal documents. Must have strong organizational skills and be able to work independently. Must have excellent communication skills. Experience in negotiating land deals is a must. Working knowledge of geothermal power plants and transmission line design, mineral exploration or similar development experience is preferred. Knowledge of State and Federal regulations for leasing and land use is preferred. Experience in platting legal descriptions, understanding survey procedures, and survey documents. Working knowledge of the different types of deeds, instruments of conveyance, agreements, easements, rights-of-way, contracts, grants, licenses, and consent and other land related documents. Must be able to use a variety of computer software applications including word processing, spreadsheets, database, and presentation. Must be proficient in MS Word, Excel, PowerPoint, ArcGIS Pro and use of the Internet. Our Values These five fundamentals guide how we achieve value:
