SCOPE AND PURPOSE
Douglas Emmett is seeking a Chief Operating Engineer responsible for the proper operation and maintenance of the mechanical, electrical, plumbing and fire life safety equipment of a Class A high rise office building. Douglas Emmett offers ample growth opportunities and the anticipated career progression for this Chief Operating Engineer would be to Regional Engineer.
RESPONSIBILITES
  • Respond to work order requests from tenants and building staff
  • Main, operate, and inspect all building systems including fire alarms, HVAC, plumbing, and electrical in keeping with industry and DE practices.
  • Work with Property Manager and Regional Engineer to direct, supervise, and train engineering and janitorial staff.
  • Maintain mechanical operating standards for the building including: seasonal temperature adjustments, on/mid/off peak operations, and automatic EMS settings.
  • Develop and maintain records of inventory of all equipment, tools, and supplies.
  • Maintain permits and certificates for: fire extinguisher services, elevators, fire pump, emergency generator, pressure vessels, and sewer/storm water.
  • Responsible for the timely completion of all annual building services including Regulation 4 testing
  • Work with Property Manager to obtain bids for equipment maintenance contracts, repair work, and capital projects.
  • Maintain compliance with OSHA regulations, SCAQMD regulations, and hazardous chemicals program.
  • Assist Property Manager with preparation of the annual budget
  • Special projects as assigned by Property Manager.
QUALIFICATIONS
  • 5+ years of building engineering experience (Class A office preferred)
  • Demonstrated competence in commercial HVAC, plumbing, electrical, fire life safety, and building maintenance.
  • Strong written and verbal communication skills.
  • Ability to exercise independent judgment to formulate and implement solutions
  • Maintain professional demeanor and excellent customer service when interacting with building management, tenants and vendors.
  • Projects a professional image by meeting Douglas Emmett dress code standards.
  • Can perform the essential physical requirements of the position with or without reasonable accommodation.
