Apartment Maintenance Technician

Job Description

Job Summary We are seeking a proactive and skilled Apartment Maintenance Technician to ensure the optimal operation and upkeep of residential apartment communities. In this energetic role, you will be responsible for maintaining the building's interior and exterior facilities, performing repairs, and enhancing residents' living experiences. Your expertise in mechanical, electrical, plumbing, and carpentry work will contribute to a safe, comfortable, and well-maintained environment for all residents. Responsibilities Perform routine inspections and preventative maintenance on building systems including HVAC units, plumbing, electrical equipment, and facilities infrastructure. Troubleshoot and repair electrical issues using schematics, wiring diagrams, and testing tools such as ohmmeters. Conduct plumbing system maintenance and repairs, including fixing leaks, unclogging drains, and replacing fixtures. Maintain HVAC systems by diagnosing problems, replacing filters, repairing compressors, and ensuring optimal temperature control. Execute carpentry tasks such as door repairs, drywall patching, painting touch-ups, and other interior building maintenance activities. Use hand tools and power tools effectively for various repair projects while adhering to safety standards. Supervise or assist with maintenance painting projects to improve building aesthetics. Read schematics and technical manuals to accurately diagnose issues and implement solutions. Lead or support team efforts in facilities equipment maintenance, ensuring all systems operate efficiently. Provide excellent customer service by responding promptly to resident maintenance requests with professionalism and courtesy. Document all maintenance activities thoroughly in logs or digital systems for accountability and future reference. Assist with supervising or mentoring junior maintenance staff when required to promote team growth. Experience Proven experience in residential or commercial property maintenance with a strong background in electrical work, plumbing, HVAC repair, carpentry, welding, and facilities equipment maintenance. Familiarity with programmable logic controllers (PLCs), schematics, electrical equipment repair, and MRO (maintenance, repair & operations) procedures. Hands-on experience with HVAC system repair including troubleshooting compressors, thermostats, ductwork, and refrigerant systems. Ability to operate hand tools such as drills, saws, wrenches alongside specialized equipment like ohmmeters for electrical diagnostics. Prior supervisory or leadership experience is preferred but not required; strong teamwork skills are essential. Knowledge of building interior maintenance standards including painting techniques (residential painting) and general facilities upkeep. Excellent communication skills in English to effectively coordinate with residents and team members.
Pay:
$25.00 - $28.00 per hour Expected hours: 40.0 per week
