This is a hands-on position within the Operations Department with a strong focus on diagnosing problems, troubleshooting building systems, performing repairs, and working collaboratively with the Maintenance Manager to identify and resolve property maintenance issues. The Maintenance Technician will be expected to investigate equipment and building-system problems, determine likely causes, develop practical solutions, and either complete the repair or assist in coordinating the appropriate vendor or contractor. This position plays an important role in preventative maintenance and helping the Maintenance Manager maintain the overall condition, safety, and functionality of the properties. The ideal candidate has strong mechanical and troubleshooting skills, is comfortable working with electrical, plumbing, HVAC, pumps, motors, and other commercial building systems, and approaches maintenance issues with a problem-solving mindset. The ability to communicate findings clearly, follow through on repairs, and work effectively as part of a team is essential. Because the portfolio includes active retail and mixed-use properties with frequent events and customer activity, this position requires flexibility to work a variety of shifts, including nights, weekends, and holidays, as needed to support property operations and event-related requirements. Essential Responsibilities Troubleshooting & Problem Solving Troubleshoot and diagnose building equipment, systems, and operational issues. Investigate the root cause of maintenance problems and determine appropriate corrective action. Work closely with the Maintenance Manager to evaluate issues, develop solutions, and prioritize repairs. Perform hands-on repairs and corrective maintenance within areas of expertise. Recognize when an issue requires specialized expertise and assist the Maintenance Manager with coordinating qualified vendors or contractors. Respond to maintenance requests and emergencies in a timely and professional manner. Monitor recurring issues and recommend preventative solutions to reduce future equipment failures and service calls. Electrical Systems & Controls Troubleshoot commercial electrical systems and identify issues involving circuitry, panels, breakers, disconnects, lighting, and related components. Support troubleshooting of 120/208V and 277/480V electrical distribution systems. Diagnose issues involving motors, starters, relays, contactors, VFDs, and other control components. Use meters, testing equipment, schematics, and technical documentation to assist with electrical diagnostics. Perform repairs within the scope of experience and qualifications and coordinate specialized electrical work when required. Follow electrical safety practices, including lockout/tagout and arc-flash awareness. Mechanical Systems - Pumps & Motors Troubleshoot, maintain, and repair commercial pumps, motors, and related mechanical equipment. Diagnose equipment performance issues and identify potential mechanical failures. Perform routine inspections and preventative maintenance. Work with the Maintenance Manager to identify recurring equipment problems and develop long-term solutions. Plumbing Systems Troubleshoot and repair commercial plumbing systems and components. Address issues involving piping, fittings, fixtures, valves, drains, sinks, toilets, and related equipment. Respond to leaks, drainage issues, plumbing failures, and other service requests. Determine the cause of plumbing issues and complete repairs within the scope of experience and qualifications. Coordinate specialized plumbing work with the Maintenance Manager and qualified vendors when necessary. HVAC & Building Systems Provide basic HVAC troubleshooting and preventative maintenance support. Perform filter changes, belt inspections/replacements, and routine equipment inspections. Identify HVAC equipment issues and assist the Maintenance Manager with troubleshooting and vendor coordination. Support building automation and control systems as needed. Monitor building systems and proactively identify potential maintenance issues. Preventative Maintenance & General Property Maintenance Perform scheduled preventative maintenance and routine property inspections. Identify maintenance deficiencies and address issues before they become larger operational problems. Complete work orders accurately and maintain detailed maintenance records and logs. Maintain tools, equipment, and maintenance areas in a clean and organized condition. Assist with vendor and contractor coordination and oversight as requested by the Maintenance Manager. Provide support for property events, special projects, and operational needs. Perform other duties as assigned to support overall property operations. Qualifications High school diploma or equivalent required. Minimum 3 years of hands-on maintenance experience in a commercial, industrial, retail, mixed-use, or similar facility environment. Strong troubleshooting and diagnostic skills. Demonstrated experience working with commercial electrical, plumbing, mechanical, and basic HVAC systems. Ability to identify the root cause of equipment and building-system problems and determine appropriate solutions. Strong mechanical aptitude and practical problem-solving ability. Ability to read and interpret basic technical drawings, schematics, and equipment documentation. Ability to safely use hand tools, power tools, meters, and other maintenance equipment. Strong communication and follow-through skills. Ability to work collaboratively with the Maintenance Manager and other members of the Operations team. Self-motivated and able to work independently while knowing when to escalate an issue. Professional demeanor when interacting with tenants, vendors, contractors, and property management. Willingness to learn new equipment, systems, procedures, and technology. Valid driver's license and reliable transportation required due to travel between properties. Bilingual a plus Physical & Work Requirements Ability to work indoors and outdoors in a variety of weather conditions. Ability to stand, walk, bend, kneel, climb ladders, and work in various positions for extended periods. Ability to lift, carry, and move maintenance tools, equipment, and materials as required. Ability to work in mechanical rooms, rooftops, service areas, and other building environments. Ability to respond to maintenance emergencies and urgent operational needs. Must workweekends, holidays, and varying shifts based on property and event requirements.
Pay:
