Maintenance Technician Job DescriptionPosition Title Maintenance Technician Reports To Maintenance Manager Position Summary The Maintenance Technician is responsible for completing day-to-day maintenance, repairs, preventive maintenance, and property upkeep across assigned Play Park Hospitality properties. This is a hands-on position responsible for helping ensure guestrooms, public areas, building systems, grounds, and equipment remain safe, functional, attractive, and guest-ready. The Maintenance Technician works closely with the Maintenance Manager, Front Desk, and Housekeeping teams and is expected to respond quickly to guest-impacting issues, properly maintain assigned work orders in Flexkeeping , and proactively identify property deficiencies. This position may work at multiple Play Park Hospitality properties based on operational needs. Essential Duties & ResponsibilitiesDaily Maintenance & Repairs Complete assigned maintenance work orders in a timely and professional manner. Perform general repairs throughout guestrooms, public areas, and back-of-house spaces. Troubleshoot and repair basic plumbing, electrical, HVAC/PTAC, carpentry, and mechanical issues. Perform painting, drywall repair, caulking, tile and grout repairs, and other finish work. Repair and adjust doors, locks, windows, screens, furniture, fixtures, and equipment. Replace lighting, switches, outlets, batteries, filters, and other routine maintenance items. Assist with pool, spa, fireplace, and other property equipment where applicable. Immediately report repairs requiring specialized contractors or additional support to the Maintenance Manager. Maintain a clean and professional work area while performing repairs in guest-facing areas. Guestroom Maintenance Respond promptly to guestroom maintenance requests. Prioritize occupied-room and guest-impacting issues. Coordinate with Front Desk and Housekeeping when entering guestrooms or completing repairs. Ensure repairs are fully completed before closing the work order. Inspect completed work for cleanliness and quality. Notify the Maintenance Manager of issues that may require a room to be placed Out of Order or Out of Service. Proactively identify additional deficiencies while working in guestrooms. Treat guests and their belongings with professionalism and respect at all times. Flexkeeping Compliance The Maintenance Technician is responsible for maintaining full compliance with Flexkeeping . Review assigned Flexkeeping tickets throughout each shift. Complete work based on assigned priority. Keep ticket status current and accurate. Document work performed using clear and complete notes. Add photos when required or appropriate. Close completed tickets promptly after the work has been finished. Do not leave completed work orders unnecessarily open. Do not close tickets for work that has not been completed. Update tickets that cannot be completed with the reason, current status, and next step. Document when parts, vendor assistance, or management approval are required. Notify the Maintenance Manager of overdue or unresolved tickets. Complete assigned preventive maintenance tasks through Flexkeeping. Flexkeeping must accurately reflect the status of assigned work at all times. Proper ticket documentation and closeout are required job responsibilities. Preventive Maintenance Complete scheduled preventive maintenance according to established schedules. Perform guestroom preventive maintenance inspections. Clean and service
PTAC/HVAC
equipment as assigned. Replace filters and complete routine equipment servicing. Inspect plumbing fixtures for leaks or deficiencies. Inspect lighting, outlets, switches, doors, locks, furniture, and fixtures. Document completed preventive maintenance in Flexkeeping. Report recurring problems or equipment approaching replacement to the Maintenance Manager. Property & Grounds Conduct routine property walks. Identify safety, maintenance, cleanliness, and appearance concerns. Maintain exterior lighting. Assist with landscaping and grounds maintenance when required. Maintain parking lots, sidewalks, walkways, and exterior areas. Remove trash and debris when observed. Assist with seasonal property preparation. Maintain maintenance shops, storage areas, and mechanical rooms in a clean and organized condition. Snow & Winter Operations Participate in snow and ice removal operations. Shovel and clear sidewalks, stairs, entrances, and guest access areas. Apply ice melt and other approved treatments as required. Assist with snow removal equipment. Monitor walkways and high-traffic areas for ice and safety hazards. Respond to changing winter conditions as directed by the Maintenance Manager. Maintain flexibility during significant weather events when additional coverage may be required. Shift Coverage & Flexibility Maintain reliable attendance and punctuality. Maintain schedule flexibility based on hotel and maintenance department needs. Work mornings, evenings, weekends, and holidays as scheduled. Assist with shift coverage when reasonably required due to call-outs, vacations, weather events, emergencies, or increased business demands. Work at multiple assigned Play Park Hospitality properties when required. Respond to urgent maintenance needs as directed by the Maintenance Manager. Safety & Compliance Follow all company safety policies and procedures. Use appropriate PPE. Properly store and handle chemicals and maintenance materials. Follow SDS requirements. Maintain tools and equipment in safe operating condition. Immediately report safety hazards. Maintain safe work areas and use appropriate signage and barriers. Follow ladder and power-tool safety procedures. Assist with inspections of fire and life-safety equipment as assigned. Follow emergency procedures. Tools, Parts & Inventory Properly care for company-owned tools and equipment. Return tools to designated storage areas after use. Notify the Maintenance Manager of damaged or missing equipment. Monitor commonly used maintenance supplies and parts. Notify the Maintenance Manager when inventory is running low. Help maintain an organized maintenance shop and parts inventory. Minimize unnecessary waste of materials and supplies. Interdepartmental Communication Maintain professional communication with Front Desk, Housekeeping, and other departments. Communicate the status of guest-impacting repairs. Notify Front Desk when guestroom repairs are completed when appropriate. Coordinate with Housekeeping regarding room deficiencies. Communicate unresolved issues to the Maintenance Manager before the end of the shift. Maintain professional and respectful communication with guests and coworkers. Qualifications Previous hotel, resort, apartment, residential, or commercial maintenance experience preferred. General knowledge of plumbing, electrical, HVAC/PTAC, carpentry, painting, and building maintenance preferred. Ability to safely use hand and power tools. Strong troubleshooting and problem-solving skills. Ability to work independently and as part of a team. Ability to follow written and verbal instructions. Experience with Flexkeeping or similar work-order software is a plus. Basic computer and mobile technology skills. Bilingual English/Spanish is a plus. Valid driver's license and ability to travel between assigned properties. Reliable attendance and punctuality required. Flexible availability, including weekends and holidays. Ability to work indoors and outdoors in varying weather conditions. Ability to perform the physical requirements of the position, with or without reasonable accommodation. Maintaining reliable attendance and schedule flexibility. Providing professional service to guests and coworkers. Communicating unresolved issues to the Maintenance Manager. Supporting the overall condition and appearance of assigned properties.
