Maintenance Technician 1

Compensation Range:

Starting at $21/hour

Schedule:

Monday -

Friday:

8 hours per workday, ranging from 6:30 a.m.-5:30 p.m

Location:

Westlake Village CA Selvin Properties is seeking a Maintenance Technician 1 who will be responsible for performing routine maintenance, minor repairs, and general upkeep across the company's commercial property portfolio. Working under direct supervision, the Technician I learns foundational building maintenance skills, develops safe work habits, and supports senior staff with day-to-day tasks. This role is ideal for individuals building their trade knowledge and beginning a career in commercial building maintenance.

What You'll Do:

• Perform routine preventive maintenance tasks as directed by work orders.
• Conduct basic repairs in painting, flooring, drywall patching, and minor plumbing.
• Replace lighting components (bulbs, ballasts) and perform GFCI resets under supervision.
• Assist with tenant move-in and move-out unit turnovers, including cleaning and touch-up repairs.
• Report maintenance needs and safety hazards to supervisor promptly.
• Receive, execute, and close out assigned work orders in a timely manner.
• Document completed tasks accurately in the company's CMMS platform.
• Maintain an organized inventory of tools and report any shortages to supervisor.
• Follow all OSHA safety guidelines, PPE requirements, and company safety protocols.
• Keep work areas clean, organized, and hazard-free.
• Attend safety meetings and training sessions as required.
• Assist senior technicians and building engineers with complex repairs and projects.
• Communicate professionally with tenants regarding access and repair timelines.
• Bilingual communication (English/Spanish) preferred for effective tenant and team interaction.

What You'll Need to

Succeed:

• High school diploma or GED required.
• 1-2 years of relevant maintenance or construction experience.
• Vocational training in a building trade is a plus.
• Valid driver's license and clean driving record.
• Basic understanding of building trades: painting, flooring, drywall, and minor plumbing.
• Ability to follow written and verbal instructions accurately.
• Willingness to learn and develop new technical skills.
• Reliable, punctual, and safety-conscious.
• Basic proficiency in work order systems (training provided).
