Working under the direction of the Onsite Property Manager, the Maintenance Technician completes resident service requests, prepares vacant units for move-in, performs routine inspections, and helps ensure the property remains safe, habitable, and well presented. This position participates in an after-hours on-call rotation to respond to building emergencies. Candidates must have prior apartment or multifamily maintenance experience. Applicant who would like to live onsite will receive an employee discount on rent for either a 1-bedroom or 2-bedroom apartment. Essential functions Reasonable accommodations may be made to enable individuals with disabilities to perform these essential functions. Complete resident service requests and work orders promptly, safely, and professionally, prioritizing emergencies and habitability issues, and communicating clearly with residents regarding the status of their requests. Diagnose, troubleshoot, and repair plumbing, electrical, HVAC, appliance, carpentry, drywall, flooring, door, lock, window, and general building issues within individual units and common areas. Perform make-ready (turnover) work on vacated units, including painting, patching, repairs, fixture and appliance replacement, and coordination of cleaning and flooring vendors, to return units to rent-ready condition on schedule and minimize vacancy loss. Participate in the property's after-hours on-call rotation, responding to building emergencies such as water leaks, flooding, loss of heat or hot water, electrical failures, lockouts, and fire/life-safety alarms, and coordinating with the Onsite Property Manager, emergency services, and vendors as needed. Carry out the property's preventive maintenance program, including scheduled servicing of HVAC systems and filters, water heaters, boilers, pumps, roofs, gutters, drains, and other building equipment, and maintain accurate preventive maintenance records. Inspect, test, and maintain life-safety systems and equipment, including smoke and carbon monoxide detectors, fire extinguishers, emergency lighting, exit signage, and fire alarm components, and assist with coordinating required inspections by licensed vendors. Maintain the cleanliness, safety, and curb appeal of the building's interior and exterior common areas, parking areas, trash enclosures, amenities, and grounds; identify and correct hazards promptly. Assist the Onsite Property Manager with move-in and move-out inspections and routine unit and property inspections, documenting unit condition and identifying needed repairs. Accurately document all completed work orders, labor, materials, and inspection findings within the property management software system MRI in a timely manner. Maintain an organized maintenance shop and inventory of parts, tools, and supplies; monitor stock levels, recommend purchases, and help control costs within the property's approved budget. Coordinate access and oversee the work of third-party vendors and contractors onsite, verifying that work is completed properly and reporting any quality or safety concerns to the Onsite Property Manager. Follow all Cal/OSHA safety regulations and company safety policies, including the proper use of personal protective equipment, ladder safety, lockout/tagout procedures, and the safe handling, storage, and disposal of chemicals and hazardous materials. Foster positive, professional relationships with residents, coworkers, vendors, and the management company through courteous and respectful communication, and respect resident privacy and property when entering units in accordance with California notice-of-entry requirements. Qualifications Working knowledge of plumbing, electrical, HVAC, appliance repair, carpentry, drywall, and painting. Minimum 2-3 years of hands-on apartment or multifamily maintenance experience, preferably at a residential community of 100 units or more. EPA Section 608 Universal Certification, preferred. Valid California driver's license, reliable transportation, and proof of auto insurance. Knowledge of Cal/OSHA laws and regulations and safe work practices. Basic computer and smartphone skills; experience with work order software, and MRI Software proficiency preferred. Demonstrate the ability to apply principles of logical thinking and troubleshooting. Self-confidence, honesty, and integrity. Physical demands Ability to lift and carry up to 50 pounds and work in varying weather conditions. Ability to walk up and down stairs and walk the property throughout the workday. Ability to stand, bend, stoop, kneel, crawl, and reach for extended periods, including in tight spaces such as under sinks and in attics or crawl spaces. Ability to work outdoors in varying weather conditions. Ability to work around cleaning chemicals, paint, dust, and other materials using appropriate personal protective equipment. Travel required Local travel to supply stores and vendors may be required at times. Work authorization and Pre-Employment Requirements Department of Homeland Security (DHS) regulation requires all employee's, citizens, residents, and nonresidents to complete Form I-9 Employment Eligibility Verification. Employees are not allowed to work in the United States without a valid I-9. New hires must complete Section 1 of Form I-9 no later than their first day of work and present acceptable identity and employment authorization documents within three business days of their start date. This position does not require a security clearance. Employment is contingent upon successful completion of the following after a conditional offer of employment has been made: A background check, including a criminal history review. A motor vehicle record (driving history) review, and verification of a valid California driver's license and current auto insurance.
