Position Summary The Maintenance Technician is responsible for maintaining a safe, clean, and functional environment for residents, visitors, and staff. This position performs routine maintenance, preventative maintenance, repairs, and groundskeeping while ensuring the facility remains in compliance with safety standards and applicable regulations. The Maintenance Technician plays a key role in creating a comfortable and well-maintained home for our residents. Key Responsibilities Perform routine maintenance and repairs throughout the facility, including plumbing, electrical, HVAC, carpentry, painting, and general building maintenance. Complete preventative maintenance on building systems, equipment, and vehicles according to established schedules. Inspect the facility regularly to identify maintenance or safety concerns and correct issues promptly. Respond quickly to maintenance requests from residents and staff. Maintain resident rooms, common areas, offices, and outdoor spaces in a safe and attractive condition. Repair or replace lighting, doors, locks, windows, flooring, fixtures, and appliances as needed. Assist with moving furniture, equipment, and supplies. Maintain the grounds by removing snow, mowing, trimming landscaping, and keeping walkways safe and clean. Ensure fire safety equipment, emergency lighting, smoke detectors, and other safety systems remain operational. Coordinate with outside vendors and contractors when specialized repairs are required. Maintain maintenance logs, work orders, and preventative maintenance records. Ensure proper storage and safe handling of maintenance tools, chemicals, and equipment. Follow all OSHA, fire safety, infection control, and facility safety policies. Assist with room turnovers and facility projects as needed. Be available for emergency maintenance situations outside of regular business hours when necessary. Perform other duties as assigned. Qualifications High school diploma or GED preferred. Previous experience in building maintenance, facilities maintenance, apartment maintenance, or a related field preferred. Working knowledge of plumbing, electrical, HVAC, carpentry, painting, and general repair techniques. Ability to safely operate hand tools, power tools, lawn equipment, and maintenance equipment. Valid driver's license with a satisfactory driving record preferred. Ability to prioritize multiple tasks and work independently. Strong communication, problem-solving, and customer service skills. Physical Requirements Frequently stand, walk, bend, kneel, climb ladders, crouch, and reach overhead. Lift and carry up to 75 pounds. Push and pull equipment and supplies. Work indoors and outdoors in varying weather conditions. Safely operate maintenance equipment and tools. Work Environment Assisted living community providing 24-hour resident care. Frequent interaction with residents, visitors, staff, contractors, and vendors. Exposure to cleaning chemicals, maintenance supplies, mechanical equipment, and outdoor weather conditions. May be required to work weekends, holidays, or respond to emergency maintenance calls.
