GENERAL SUMMARY
The Avalon/Cottage Maintenance Technician is responsible for maintaining all aspects of the physical plant within the health center and Cottage and includes the main kitchen and main laundry for local, state and federal requirements. The Avalon/Cottage Maintenance Technician performs preventive maintenance, routine servicing, building equipment and plumbing repairs. The Avalon/Cottage Maintenance Technician is also responsible for all local, state and federal testing, service and maintenance requirements, and making sure that all are completed timely and accurately.

ESSENTIAL JOB DUTIES
The Avalon/Cottage Maintenance Technician performs general maintenance duties, preventive maintenance, service calls, and emergency maintenance as needed and assigned Performs building and equipment repairs, with moderate plumbing and electrical, and some carpentry Completes resident room turnovers, including minor repairs, touchup painting, and restoring resident rooms to original condition. Instructs residents on how to use their thermostats, TV remotes, bed controls, etc. Performs service and preventive maintenance on HVAC systems including pumps, heaters, and air handlers. Provides excellent customer service to residents as demonstrated by doing the following: Preview work order, and respond prepared with all tools/parts needed Greet resident by name, introduce yourself, and tell him/her what you will be working on. Thoroughly clean up after yourself when finished with a job Maintain personal cleanliness Must be able to conduct Fire Safety Training, drill and in-services. Understand and stay compliant with current NFPA Regulations. Performs regular Life Safety Code Audits per the Connecticut Department of Public Health guidelines Understand and maintain proper documentation on generator testing, fire drills, fire system inspection, and others as required by the Connecticut Department of Public Health Life Safety Code regulations Works with the Plant Operations Director, Plant Manager, Compliance, and Administrator on all code and regulation requirements to ensure that all testing and maintenance are completed both timely and accurately by yourself and/or contractors
OTHER DUTIES
May be assigned on-call duty as needed, including picking up unfilled security shifts Utilize low speed vehicles (i.e. golf cart) to transport self, equipment and debris across the community grounds when needed Conducts or participates in staff training related to safety items as scheduled by the director Other duties as assigned Drive the truck or van to pick up parts or transport equipment including but not limited to building equipment, furniture, fixtures, trash, and related materials. May be required to perform work duties pertaining to grounds or refurbishment. Report to building for Snow removal or Building Emergencies Assist the Independent Living side with work orders when needed Assisting Independent Living side during Fire Emergencies
QUALIFICATIONS/SKILLS
High school diploma (technical schooling and/or training preferred). Valid Driver License, and ability to pass a Motor Vehicle Report is required Minimum three to five years' previous work experience with electrical, plumbing, painting, and other general maintenance duties in a complex commercial, industrial, healthcare setting Ability to read and understand basic blueprints and schematics Ability to understand and follow instructions in English, communicate effectively, and perform simple arithmetic Must have a passion for excellent customer service Two to three years' experience and knowledge of all applicable codes and regulations as they pertain to life safety for nursing homes in the state of Connecticut. Applicants will be tested verbally on this knowledge as well as having to demonstrate knowledge and procedures required by Connecticut Department of Public Health, local and federal authorities.
PHYSICAL REQUIREMENTS/WORKING CONDITIONS
Moderate to heavy physical effort; may be exposed to the elements (heat, cold, rain, snow); work in area with high voltage electricity, hazardous equipment and moving parts; work on roof top and other high places; ability to set up and climb ladders safely with tools and equipment necessary for assigned work; must be able to lift 80 pounds; must be able to walk, stand and stoop for an extended period of time (over 80% of the time); exposure to a variety of chemicals and dust daily; may be exposed to the HBV and HIV viruses.
