Job Description

POSITION SUMMARY
: Performs building maintenance and repair work at a semi-skilled level. Work includes performing preventative maintenance, ground work, routine repairs in buildings, maintenance of lawn and snow removal equipment. Work also includes ability to effectively interact with residents and identify and report problems to the supervisor. Other related work as required.
DUTIES AND RESPONSIBILITIES
: A. Repairs — Make routine repairs in a variety of trade fields including carpentry, painting, plumbing and electrical. This includes preparing vacant units for occupancy. Also, includes items such as: repairing plumbing fixtures, replacing damaged vinyl flooring/molding, replacing broken glass windows, replacing minor electrical fixtures, replacing removable parts on ranges and refrigerators. Replaces fuses and resets breakers, unstop clogged drains, spackle nail holes and small cracks, paints exterior trim and storage buildings, and repairs maintenance equipment as needed. Also responsible for the installation of replacement refrigerators and ranges. Building maintenance to include replacement of entrance doors, outside lighting, splash blocks, shingles, parking stops, down spouts, repair screens, locks and cleaning of gutters. Minor repairs to gas heaters. Inspect and repair playground equipment. Mark parking lot for handicap parking/spaces. Install and repair fencing and signs. Repair and maintain dumpster enclosures. Repairs to small electric motors. B. Grounds Work — Performs routine ground keeping duties at the site including: daily grounds clean-up, trimming of trees and shrubs, weeding and mulching of lower beds and raking of leaves. Cut grass, edge and weed as needed. Includes the removal of snow and ice from sidewalks and pathways. Additional duties include the collection of trash from the Community Center for municipal pick-up. Removal of large trash from the site. C. Preventive Maintenance — Performs routine preventive maintenance on heating, air conditioning, smoke alarm systems. This includes checking and changing heater filters regularly, checking the operation of air conditioning units and the testing and replacement of smoke detectors/batteries in all apartments. Also removes and installs storm windows/screens on all storm doors seasonally as required. Also performs preventive maintenance on all ground equipment and tools. Completes interior/exterior inspections of assigned site with the assistance of the manager to insure that sites are well maintained and all maintenance is up to date and in accordance with the DHA requirements. Competes preventative maintenance according to DHA Policy. D. Record keeping and other Duties — Maintains work orders showing work performed, records monthly meter readings for all apartments and the Community Center. Maintains and requisitions supplies as needed. Monitors and assists outside contractors in the completion of repairs/contracts. Cleans and vacuums offices, bathrooms and laundry areas in the Community Center. Cleans vacant units when necessary.
KNOWLEDGE, SKILLS AND ABILITIES
  • Knowledge of the basic methods and techniques used in the maintenance and repair of heating and cooling equipment.
  • Knowledge of the basic methods and techniques used in the traditional building and/or maintenance trades.
  • Knowledge of the safe and efficient use of tools commonly used in building and mechanical trades.
  • Skills in the monitoring and adjustment of heating and cooling equipment.
  • Skills in the basic repairs of less complex facilities and equipment.
  • Ability to determine cause of equipment malfunction, appropriate course of action and take corrective action.
  • Ability to understand and follow oral and written instructions.
  • Ability to maintain simple records of work performed.
  • Ability to effectively communicate with supervisor, so-workers and residents.
MINIMUM QUALIFICATIONS
  • Knowledge of operation methods and basic maintenance of hand tools, hand power tools, landscaping or grounds keeping equipment and supplies.
  • Knowledge of basic methods and techniques used in a variety of trade fields such as carpentry, plumbing, painting or electrical.
