Job Description

The Opportunity Monterrey Condominium Association is seeking a dependable, experienced, and service-oriented Maintenance Technician to assist with the daily care and operation of its residential condominium property. This is a hands-on position for an individual who takes pride in maintaining a clean, safe, functional, and attractive building. The Maintenance Technician reports to the Community Association Manager and performs routine inspections, preventive maintenance, basic repairs, pool maintenance, and general property upkeep. The position also identifies building-system problems and helps coordinate qualified contractors when specialized service is required. What You Will Do
  • Building maintenance: inspect and maintain common areas, equipment, physical structures, and exterior areas; perform preventive maintenance, basic troubleshooting, and routine repairs within your training and authorization.
  • Repairs and finishes: paint interior and exterior surfaces; perform minor drywall, plaster, woodwork, stucco, brick, and concrete repairs; and complete basic carpentry projects.
  • Building systems: conduct visual inspections and basic operational checks of plumbing, HVAC, electrical, elevator, emergency-generator, pump, and related systems; promptly document and report concerns.
  • Contractor coordination: notify the Manager when qualified service is needed; contact authorized contractors, provide access and relevant information, monitor activity as directed, and report work status.
  • Equipment and records: perform routine checks of designated equipment and maintain accurate inspection, preventive-maintenance, service-call, and repair records.
  • Pool operations: inspect and maintain the swimming pool, equipment, heaters, deck, and safety equipment; test water chemistry; maintain required records; and report unsafe conditions or equipment failures.
  • Grounds and refuse areas: inspect landscaped and perimeter areas; remove litter and debris; assist with seasonal planting; and clean and maintain dumpsters, refuse areas, and rubbish-chute doors.
  • Safety and resident service: follow safety procedures, properly handle maintenance materials, maintain orderly work areas, protect resident privacy, and interact courteously with residents, guests, staff, Board members, and contractors.
The Maintenance Technician is not expected to diagnose, repair, alter, or install specialized electrical, plumbing, HVAC, elevator, generator, fire-protection, or other regulated systems unless properly trained, licensed when required, and specifically authorized to perform the work. Required Qualifications
  • General knowledge of basic building-maintenance practices, including plumbing, electrical, mechanical, carpentry, painting, and property upkeep.
  • Ability to safely operate common hand tools, power tools, measuring devices, and basic testing equipment.
  • Ability to recognize maintenance and safety concerns and determine when a qualified contractor is required.
  • Ability to read and follow work orders, equipment manuals, diagrams, specifications, and safety instructions.
  • Ability to maintain accurate inspection and maintenance records and communicate effectively with management, residents, staff, and contractors.
  • Dependability, sound judgment, attention to detail, and the ability to work independently and manage changing priorities.
  • Ability to obtain and maintain any license or certification required for assigned duties. Preferred Qualifications
  • Previous building-maintenance, facilities-maintenance, condominium, apartment, or related property-maintenance experience.
  • Experience working in an occupied residential or high-rise building.
  • Experience coordinating or assisting outside contractors.
  • Pool-maintenance experience or certification, or willingness to obtain any required certification.
Schedule and Availability This is a full-time, on-site position. The regular schedule is Monday through Friday, 7:00 a.m. to 3:30 p.m., plus one regularly scheduled two-hour weekend inspection and maintenance shift. The weekend shift will ordinarily be scheduled during the morning, with the specific day and time established by the Manager based on the property's operational needs. The position may occasionally require additional hours or emergency response outside the regular schedule. Overtime will be paid in accordance with applicable law. Physical and Work Requirements This position regularly requires standing, walking, bending, reaching, climbing stairs, working from approved ladders, and using hand and power tools. The employee must be able to lift, carry, push, and pull items commonly associated with building-maintenance work, with assistance or appropriate equipment when needed. Work is performed indoors and outdoors and may involve heat, cold, dust, noise, chemicals, and mechanical equipment.
