Job Description

Job Summary This position is responsible for working at the direction of the Maintenance Supervisor to ensure the safety, quality, maintenance, and repairs of all equipment and systems of the apartment community. Duties and Responsibilities The duties and responsibilities include, but are not limited to: Responsible for the completion of all maintenance service requests and preventative maintenance as assigned Complete apartment turns as directed Help maintain inventory controls for cost effective operations Provide residents with outstanding customer service by communicating with residents effectively and resolving service requests timely and properly Assist in monitoring all work being performed by outside contractors as requested Responsible for 24-hour emergency maintenance service as scheduled Comply with all health and safety regulations and practices on site Monitor and maintain all building systems as assigned Maintain the cleanliness and quality of the community pool (where applicable) Complete grounds work as directed which may include picking up trash, sweeping curb and dumpster areas and maintaining landscaping beds and other areas Responsible for alerting Management of any unusual occurrence and/or damage that has or may occur Accountable for adhering to safety standards in compliance with all company, local, city, state, and federal guidelines Coordinate special projects as directed Other duties as assigned Qualifications 2+ years of related experience in a multi-family apartment community or related industry Must possess a strong working knowledge of building trades, cleaning procedures, and general apartment maintenance to include HVAC, appliances, electrical, plumbing, carpentry, drywall, troubleshooting, and repair EPA Certification highly desired and required in some cases CPO Certification highly desired and required in some cases Must have a strong commitment to the service needs of the apartment community and the people within it Must have a complete understanding and working knowledge of the company's policies and procedures Solid understanding of health and safety regulations and practices Must have reliable transportation and own tools of the trade Working Conditions & Physical Requirements Must be able to be on-call 24/7 for emergencies Must be able to work outdoors in all weather conditions, as well as dirt and dust Must be able to withstand the high physical demands of the position Must have normal range of hearing, vision, color discrimination, and depth perception for proper operation of machines and equipment Requires the use of appropriate safety equipment (e.g., back belts, goggles, masks, gloves, etc.) Must be able to move, carry, reposition, and/or lift items weighing up to 100 lbs. Ability to walk and stand for long periods Ability to climb stairs, ladders, and scaffolds, all while maintaining balance Regularly required to stoop, lift, sit, kneel, crawl, bend, push/pull, reach, and navigate difficult terrain and access small areas.
