Job Description
JOB SCOPE & RESPONSIBILITIES
Position Overview The Maintenance / Handyman Technician is responsible for maintaining the property, buildings, common areas, grounds, and overall appearance of the community. The position includes general handyman repairs, preventative maintenance, pressure washing, irrigation, light landscaping, janitorial services, trash removal, and assisting with the daily upkeep of the property. General Maintenance & Handyman Services- Perform general repairs and maintenance throughout the property.
- Repair doors, locks, hinges, handles, cabinets, shelving, and other hardware.
- Perform minor drywall repairs, patching, caulking, and painting.
- Perform minor carpentry and general repairs.
- Replace light bulbs, fixtures, covers, and other basic maintenance items.
- Assemble and install furniture, signs, fixtures, and common-area equipment.
- Repair and maintain fences, gates, railings, benches, and other common-area items.
- Perform routine inspections and identify maintenance issues.
- Complete preventative maintenance throughout the property.
- Keep maintenance areas, tools, and equipment clean and organized. Pressure Washing & Exterior Maintenance
- Pressure wash sidewalks, walkways, entrances, patios, pool decks, curbs, walls, and other exterior areas.
- Remove dirt, mold, mildew, algae, stains, and buildup.
- Maintain the appearance of building exteriors and common areas.
- Clean outdoor furniture, trash areas, walls, sidewalks, and other surfaces as needed.
- Operate and maintain pressure-washing equipment safely. Irrigation Maintenance
- Inspect irrigation systems for leaks, broken sprinkler heads, clogged nozzles, and damaged components.
- Replace sprinkler heads, nozzles, fittings, and other minor irrigation components.
- Adjust sprinkler heads to provide proper coverage.
- Check irrigation timers and make routine adjustments.
- Identify areas with inadequate or excessive watering.
- Monitor irrigation areas and report larger problems to management. Landscaping & Grounds
- Maintain the general appearance of lawns and landscaped areas.
- Trim and prune shrubs and plants as needed.
- Edge sidewalks, curbs, and landscaped areas.
- Remove weeds and dead vegetation.
- Plant flowers, shrubs, and other landscaping materials as directed.
- Remove leaves, branches, and landscape debris.
- Maintain planting beds.
- Assist with mulch, soil, and other landscaping projects.
- Keep common areas free of debris and litter. Janitorial & Cleaning Services
- Sweep, mop, and clean floors in common areas.
- Clean and sanitize bathrooms and restrooms.
- Clean sinks, toilets, mirrors, counters, and other restroom fixtures.
- Empty trash cans and replace liners.
- Clean and maintain trash rooms and dumpster areas.
- Dust and wipe down common-area surfaces.
- Clean entrances, hallways, stairways, elevators, and other common areas.
- Clean glass doors and interior windows as needed.
- Spot clean walls, doors, baseboards, and other surfaces.
- Maintain cleanliness of community rooms, clubhouses, offices, and other amenities.
- Clean pool-area furniture and surrounding areas as needed.
- Respond to spills, litter, and other cleaning needs throughout the property.
- Maintain cleaning supplies and notify management when supplies need to be replenished. Property Appearance & Common Areas
- Perform daily inspections of the property.
- Keep sidewalks, parking areas, entrances, and common areas clean and presentable.
- Pick up litter and debris throughout the property.
- Maintain the appearance of recreational areas and amenities.
- Report damaged property, safety concerns, or maintenance problems to management.
- Assist with setup and cleanup for community events when requested. Preventative Maintenance
- Perform routine inspections of buildings, grounds, common areas, equipment, and amenities.
- Identify small problems before they become major repairs.
- Maintain a list of completed maintenance tasks.
- Monitor property conditions and report maintenance needs to management.
- Assist with ongoing maintenance projects and property improvements. Work Schedule & General Expectations
- Work assigned schedule and arrive on time.
- Respond to maintenance and cleaning requests in a timely manner.
- Work independently and prioritize daily responsibilities.
- Maintain a professional and courteous attitude when dealing with residents, tenants, vendors, and management.
- Keep work areas clean and safe.
- Properly use and maintain company-provided tools and equipment.
- Follow all company safety procedures. Physical Requirements The position requires the ability to:
- Lift and carry materials and equipment weighing up to 50 pounds.
- Bend, kneel, climb ladders, reach, stand, and walk for extended periods.
- Work indoors and outdoors in varying weather conditions.
- Operate basic maintenance, cleaning, pressure-washing, and landscaping equipment.
- Perform physical maintenance and cleaning tasks throughout the workday.
